The Role The Superintendent will assist more senior Superintendents on the day‑to‑day responsibilities of multi‑family residential and mixed‑use construction projects from start to finish. Superintendent II will take responsibility and manage several components of the project and is generally capable of managing multiple scopes/trades within projects up to $49 million in size.

Essential Job Responsibilities

Identifies root causes of hazards, delays, poor quality, and other jobsite issues and develops solutions and plans that mitigate future risk to the project.

Monitors subcontractors and supervises work performance, productivity and schedule.

Collaborates with senior supervisors and the Project Manager to review construction schedule and identify needed revisions.

Ensures all quality control standards are met (including framing, roofing, finishes, etc.).

Attends daily and weekly project team meetings as appropriate.

Creates, sends, tracks and monitors RFIs.

Assists with daily inspections with sub‑code officials.

Maintains daily onsite activities such as sign‑in for subcontractors and the ProCore daily log.

Provides general direction and oversight to the safe performance of work that meets required quality standards and the established time and scope in the project plan.

Enforces safe work practices and safe conditions in accordance with all municipal, state and federal regulations and AvalonBay’s safety and health program requirements.

Education

High school diploma OR equivalent (GED) required.

Construction‑related courses from a vocational or technical school preferred.

Certification or Licensures

Valid driver’s license and automobile insurance, where applicable.

Other licenses and certifications as required by state or local jurisdictions.

Construction Supervisor License preferred.

OSHA 30‑hour.

Experience

At least 5 years of comparable work‑related experience in residential construction projects with moderate knowledge of all disciplines and phases of construction.

Knowledge, Skills and Abilities

Excellent written and verbal communication in English.

Proficiency in Unifier (I‑Beam), ProCore, Bluebeam, and Microsoft Office Suite.

Strong leadership, planning, prioritizing, organizing, collaborating and workload management skills.

Strong interpersonal skills, calm under pressure, effective communication and multitasking.

Analytical and problem‑solving skills.

Understanding of all aspects of the plans documentation package.

Familiarity with building codes and local jurisdiction policies and procedures.
