About the Role

The Dermot Company, LP, is seeking a Resident Manager to join our dynamic team. This role contributes to the continued growth and operational excellence of our luxury residential portfolio and upholds Dermot’s standards of integrity, collaboration, and innovation. This position plays an important part in delivering exceptional resident experiences and supporting property performance.

What You’ll Do Partner with the General Manager to ensure effective operation of the property; implement and manage programs to maximize revenue, control expenses, improve resident satisfaction, and ensure that the property is neat, clean, and functioning properly.

Manage a weekly meeting schedule with the General Manager, including a written agenda and minutes, to ensure open communication and timely resolution of needs, issues, and concerns.

Manage a weekly schedule for property inspections of the interior and exterior physical condition, apartment homes, grounds, mechanical equipment, and systems to ensure they are neat, clean, and working.

Manage daily work orders, turns, preventative maintenance, compliance, vendors, projects, supply purchasing, and financials to consistently meet standards.

Manage all resident and building work orders, prioritization and delegation to staff; manage parts and inventory; evaluate and analyze service request trends.

Manage apartment home turnover and preventive maintenance program schedules to maximize value and ensure quality workmanship.

Assist the maintenance team with hands-on maintenance repairs as needed.

Ensure appropriate risk mitigation procedures are implemented, including disaster response, safety training, and required documentation.

Assist in developing the annual maintenance operating budgets; analyze budget variances and trends.

Assist in developing an annual 5 Year CapX Plan with scope of work, budgets, timelines, and justifications for projects and renovations.

Manage all vendors and vendor contracts to ensure performance, accurate billing, and alignment with contracts; oversee external maintenance and internal maintenance service providers; develop contract scopes of work and review bids.

Manage maintenance associates’ duties, scheduling, work assignments, performance measurement, and training in coordination with a third-party staffing vendor.

Ensure associate engagement and clear expectations for maintenance-related job functions, with accountability for performance.

Implement Dermot policies and procedures; oversee property management software systems (Yardi, Building Link, etc.) for work orders, repairs, turns, purchasing, incident reports, inventory, asset tracking, and reporting.

Promote safe work practices among on-site staff, vendors, residents, and visitors; oversee code compliance and annual inspections and permits as required by state/local regulations.

Must be able to work any assigned shift, including weekends, and respond to property emergencies after hours as needed.

Effectively communicate with the General Manager, residents, associates, and the corporate team to ensure alignment and prevent surprises in property operations.

Demonstrate Maintenance Management Core Competencies by modeling expected behavior for associates; build effective teams.

About You and What You Offer 3–5 years of multi-family property management or related building maintenance experience at Maintenance Supervisor level or above, with supervisory experience.

5–7 years of hands-on maintenance experience in building trades.

High proficiency diagnosing and repairing plumbing, electrical, appliance, HVAC, PTAC, boilers, pumps, and related building trades.

Ability to use computers (email, Word/Excel) and property management software (Yardi, Building Link, Ops Technology) including mobile apps.

Experience in a union environment (32BJ) and with a 3rd party union staffing vendor.

Valid driver’s license; high school diploma or equivalent (GED).

CFC refrigerant transition and recovery 609 certification preferred; other licenses/certifications as required by state/local jurisdictions (must be obtained within 90 days of employment).
