Macdonald & Company is proud to partner with a well-capitalized, institutional real estate investment manager to appoint an Investment Associate to join its Acquisitions team. This role is based in Chicago and offers direct exposure to the underwriting and execution of single tenant net lease industrial investments across the U.S. Our client is an established and highly regarded investor within its niche, with a long-standing track record and access to multiple sources of discretionary capital. The platform has recently entered a new phase of growth, resulting in an active acquisition pipeline and the need to add incremental underwriting and execution capacity to a lean, high-performing team. This position is suited for a candidate who wants to operate close to the deals, take real ownership of work product, and grow within an institutional investment environment without being siloed. The Investment Associate will support all aspects of the acquisitions process, from initial underwriting through closing. The role is execution-oriented and requires the ability to independently analyze transactions, manage diligence workflows, and communicate effectively with both internal stakeholders and external counterparties. Key Responsibilities

Independently underwrite prospective single tenant net lease industrial acquisitions using existing firm templates Build and review cash flow models, sensitivities, and return metrics to support investment decisions Prepare investment committee materials, deal summaries, and supporting analyses Assist with transaction execution from LOI through closing, including coordination of third-party diligence Manage and track deal pipelines across multiple investment vehicles Participate in weekly diligence and transaction calls with brokers, sellers, tenants, lenders, and consultants Review leases, purchase agreements, and transaction documents to ensure consistency with underwriting assumptions Coordinate internally with research, capital markets, accounting, and legal teams throughout the deal lifecycle Candidate Profile

3 to 5 years of experience in real estate acquisitions, investments, credit, or a related underwriting-focused role Strong grounding in real estate cash flow modeling, valuation, and return analysis Advanced Excel proficiency; experience preparing investment memos and presentations Comfortable underwriting transactions with a high degree of independence Detail-oriented, organized, and capable of managing multiple live deals concurrently Strong written and verbal communication skills Bachelor’s degree in finance, economics, real estate, or a related discipline Prior experience with industrial or net lease assets is preferred but not required. Candidates from adjacent asset classes or investment disciplines with strong underwriting fundamentals will be considered. Why This Opportunity
