The Community Leasing Associate is a customer-focused onsite role that supports the achievement of leasing program and occupancy goals by providing a positive leasing experience to prospective residents and supporting them in finding a home in the Corvias community that meets their needs. This role is responsible for presenting the community as a place that provides a quality living experience by ensuring the tour path, common areas, model(s) and available homes are ready for showing at all times through personal onsite inspection and effective partnering with cross-functional colleagues. The ability to match Corvias' value proposition and housing options to customer needs and convert leads to residents is at the forefront of this role. Primary responsibilities include: Administer ongoing leasing program efforts to achieve program objectives as defined by organizational goals. Champion the Corvias culture, mission, vision, and values, and maintain the highest standards of business professionalism. Serve as the first point of contact

proactively greeting, engaging, and educating office visitors and potential customers. Maintain thorough knowledge of lease terms, specifications and all community policies. Maintain in-depth knowledge of Corvias product, market-ready inventory, promotions/leasing incentives, residential market conditions, and competitor communities. Contribute to team goals by adhering to standard operating procedures, spiff and inspection quality standards, meeting or exceeding performance metrics, and achieving occupancy goals, while adhering to fair housing regulations and other relevant laws. Conduct in-person home tours with prospective residents effectively and accurately conveying the benefits of residing in the Corvias community and the services offered, with the goal of meeting occupancy KPIs for the community. Resolve prospective resident concerns and issues by listening attentively, researching solutions, and offering appropriate actions. Build and maintain collaborative working relationships with onsite and remote leasing team members and maintenance teams. Conduct visual and physical inspections to ensure turned homes are ready for inbound residents. Communicate all observed quality issues to maintenance teams in a timely manner. Perform in-person move-in inspections with residents on the day of move-in. Properly complete all leasing and move-in documentation and collect prorated rent at move-in, in accordance with policy guidelines. Perform on-going local market analysis to understand trends, market conditions, competitor landscape, and other external factors which impact resident occupancy. Leverage leasing software to streamline communications and facilitate conversion capabilities. Ensure data integrity, including timely input of notes, regular auditing of information, and validation of accuracy in CRM system. Other duties as assigned. Role specific requirements include: 2+ years of prior work experience in sales, leasing, hospitality or customer service. Demonstrated ability to organize activities and manage time efficiently to meet commitments and adapt to changing priorities, including unscheduled customer interactions both in person and by phone. Active listening skills necessary to remain attune to prospective renters' needs and identify what is driving or hindering progress toward closing residential lease agreements. Excellent oral and written communication skills with the ability to communicate information and ideas with clarity and precision both in person and through phone, email, and text communication. Detail and process oriented with the ability to adhere to program guidelines and standard operating procedures and workflows to maintain efficiency and operational consistency. Must possess exceptional interpersonal skills with proven ability to engage and make connections with customers from diverse backgrounds. Ability to adapt to changing situations and customer needs. Customer-focused with empathy for the customer experience. Computer proficiency, including working knowledge of word processing, spreadsheet, and database software. Proficiency utilizing customer relationship management tools to track interactions, manage leads, and follow up effectively. Valid driver's license, insurance, and use of personal vehicle required. Ability to work weekend and evening hours. Ability and availability to work on premises for all assigned hours.
