Assistant Property Manager
supports the Property Manager and Building Engineers on tasks associated with facility and tenant needs while also collaborating with intra-company departments. Must exhibit professionalism and a positive attitude, with general knowledge of building management. This position is detail oriented and requires strong organizational skills while being solution oriented.

Minimum Qualifications High School Diploma or equivalent 1-3 years’ experience Knowledge of Microsoft Suite Valid Texas Driver License with acceptable MVR
Typical Duties Reviews, codes and approves invoices; aides in the application of rent payments and deposits; performs rent collection when needed; manages tenant bill backs. Nurtures tenant relationships by handling calls, emails and in person contact to include move ins, move outs, work orders, questions and concerns in a timely manner while keeping Owners goals and objectives and lease terms in mind. Provides notary services and assists with access cards and keys as well as parking assignments. Assists with rent roll updates, expense reimbursements for staff, tenant and vendor correspondence; plans tenant events; updates and maintains tenant portals; manages electronic building directory; purchases office supplies, manages work order system and other electronic systems such as building access systems and after-hours air. Maintains tenant's and vendor's Certificate of Insurance and obtain/update Certificates of Occupancy as needed. Maintain building and engineer permits. Remains aware of and meets deadlines; utilizes calendar for scheduling meeting deadlines and keeping building contracts current. Creates and maintains tenant lease and building files; orders exterior and interior signage. Coordinates emergency procedures such as on call schedule and fire drills; maintains availability after hours and weekends to answer phone calls and respond to emergencies. Processes and manages vendor issues and requests, to include: collecting bids, evaluating performance and awarding new contracts when needed. Oversees Security and Day Porter duties and performance. Performs property inspections for interior and exterior ensuring Properties are well maintained; schedules and supervises vendor work and helps building engineers track and keep current various building inspections and repairs, and identifies new areas of improvement or repair. Assists with construction projects and tenant finish outs as needed. Assists with budgets, estimates, reconciliations and collection of tenant financials and other reports. Collaborates with Property Manager and other staff and professionals using good and open communication skills. Processes mileage and credit card reimbursements. xsgimln Performs other duties, tasks and special projects as assigned.
