Job Responsibilities The Sales Consultant is responsible for executing the property’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. This role serves as a key point of contact for prospective residents, guiding them through the leasing process with professionalism and a deep understanding of the community’s lifestyle offering. The Sales Consultant supports resident satisfaction throughout the lease term and proactively manages lease renewals in alignment with Active Adult best practices.

Key Responsibilities

Performs all sales and leasing activities to achieve the property’s revenue and occupancy goals by greeting and qualifying prospects, conducting property tours and showing apartments, processing applications, credit screening, and background checks, preparing lease and move‑in packages, and ensuring a smooth resident move‑in and lease signing.

Collects all pertinent information from prospective residents at move‑in and records it appropriately.

Stays informed about and collaborates with teams/leadership on current market and competitor conditions that may impact the community’s occupancy and sales results; develops and implements short‑ and long‑term marketing plans and goals to sustain occupancy.

Designs and executes marketing activities and events to drive traffic to the property, including resident referral and employer outreach programs, internet marketing tools, and other property‑specific marketing plans.

Uses the on‑site property management software to track apartment availability, record traffic and leasing activities, manage resident and prospect data, capture critical demographic information, and review and analyze data.

Ensures that the property and show units meet company standards for show quality by inspecting tour paths, communicating maintenance needs, and preparing the leasing office for daily leasing activities.

Follows up with prospects and new residents within 24 hours to ensure satisfaction by sending e‑mail, thank‑you notes, and cards or making telephone calls or other contacts.

Executes and supports the property’s lease renewal program by preparing renewal letters and packages, meeting with renewing residents, and ensuring all renewal documents are signed on time.

Responds quickly and courteously to resident and client/owner concerns, taking prompt action to solve problems.

Demonstrates customer service skills by treating residents, prospects, guests, and others with respect and addressing complaints sensitively.

Attends community and networking events, aligns with local associations and community organizations, and participates in outreach marketing efforts.

Completes various financial, administrative, and other reports and analysis, and performs other duties as assigned.

Assists the Lifestyle Coordinator by attending and helping set up events as required.

Basic Knowledge & Qualifications

High school diploma or equivalent required; associate or bachelor’s degree in business, marketing, hospitality, or related field preferred.

1‑3 years of relevant experience in sales, marketing, internet, and customer service.

Strong written and verbal communication skills for legal documents and sales presentations.

Mathematical skills necessary to process sales conversions.

Ability to generate sales leads, conduct presentations, qualify prospects, and close deals.

Specialized Skills

All required state and local licenses and certifications in place.

Valid driver’s license to operate a golf cart on the property.

Proficiency with word processing, spreadsheets, property management applications, and database management programs.

Fluency in internet marketing, advertising, and sales platforms.

Adaptability to specific markets and professional groups to ensure effective sales messaging.

Travel / Physical Demands

Work in an office environment with occasional exposure to outdoor elements (weather, odors, etc.).

Physically access all exterior and interior parts of the property and amenities.

Lift up to 25 pounds independently, 50 pounds with assistance; stand for extended periods.

Routine local travel may be required for business meetings, market research, or other duties.

Flexible schedule, including evenings, weekends, and holidays.

Additional Compensation

Corporate Positions: May be eligible for a quarterly or annual bonus program based on individual and company performance.
