Description Travels to and assists at communities throughout the assigned region/area. Performs all activities related to apartment rentals, move-ins, and lease renewals. Interacts directly with prospective and current residents to achieve maximum occupancy. Generates and handles traffic, leasing apartments, qualifying prospects, preparing lease documentation and completing move-in paperwork and procedures. Assists residents throughout their residency.

Responsibilities

Travels to and assists at communities throughout the assigned region/area and supports property operations as needed.

Performs activities related to apartment rentals, move-ins, and lease renewals.

Interacts directly with prospective and current residents to achieve maximum occupancy.

Generates and handles traffic, leases apartments, qualifies prospects, prepares lease documentation, and completes move-in paperwork and procedures.

Assists residents throughout their residency and provides excellent resident service.

Provide leadership and training to the leasing team and act as liaison between site teams and regional leadership to ensure continuity in leasing standards and practices.

Provide feedback and reports on opportunities for improvement at visited sites, including leasing strategy, operations, and resident experience.

Lead outreach, marketing coordination, market comparisons, and participation in outside marketing events as required.

Respond promptly to phone calls and emails from guests, and maintain daily records of traffic and unit availability.

Inspect premises, model and target apartments, maintain clean and orderly work areas, and monitor curb appeal.

Learn property details, surrounding community, and competition; use guest cards to assess needs and qualifications; guide guests to suitable units.

Follow up with each guest a minimum of five times.

Create applicant files, process applications, verify qualifications, and submit applications for manager approval; contact applicants within 24 hours regarding approval or denial.

Schedule lease signings within 24 hours of approval; complete lease agreements and collect rental deposits.

Ensure proper setup in the computer system and timely processing of all monies (within 24 hours).

Assist with resident retention programs and maintain courteous communications with residents and external representatives.

Adhere to federal and state Fair Housing Laws and company policies; support the team in achieving property goals.

Demonstrate flexibility with hours and days worked and cooperate with the entire staff.

Inspect property condition periodically and arrange for necessary maintenance.

Other duties as assigned.

Qualifications Essential:

A minimum of two years of leasing and/or relevant sales experience.

Strong computer skills and proficiency in Microsoft Word and Excel.

High School Diploma.

Valid driver’s license required, along with good driving record and auto insurance.

Preferred:

Prior management experience

Knowledge of Property Management Software

CALP designation (Certified Apartment Leasing Professional) or other industry designations.

Degree from an accredited college or university.
