Compensation:
$53,000 to $55,000 annually, with a 10% annual bonus potential, to be paid quarterly.
Schedule:
Monday through Friday, 8 am to 5 pm. This is an in-office role.
Job Description The Assistant Commercial Property Manager will support all aspects of commercial property operations and administration.
Duties include, but are not limited to:
Assisting with the oversight of building operations including tenant relations, maintenance requests, lease administration, AR/AP, and vendor relations.
Provide local marketing support for small commercial spaces (e.g., running local ads); collaborate with RedTail or third-party brokers for mid-sized to large spaces.
Assisting the leasing department with new lease documents and broker interaction.
Inputting lease data into real estate software.
Interacting and supporting Regional Directors with tenant renewals and lease compliance.
Performing year-end budgeting and tenant Operating Expense reconciliations.
Performing CAM reconciliations, reallocations, tenant billbacks, financial reporting, variance explanations, and audits.
Support with daily building operations for assigned portfolio.
Accounts Payable: receive and track all invoices to ensure prompt payment and accuracy of financial records.
Accounts Receivable: rent collection procedures and maintain accurate records of tenants’ rent payments, delinquencies, draft rent default notices, and coordinate with Regional Directors as needed.
Prepare operational, financial, and leasing reports to Regional Directors for presentation.
General administrative duties including but not limited to creating and delivering all tenant communications and maintaining accurate record keeping for assigned portfolio.
Ability to effectively communicate and maintain positive relationships with tenants, vendors, and team members.
Coordinate property inspections, manage work order system for maintenance and repairs, and service contract management.
Assist with tenant move ins and move outs.
Perform site visits and inspections as needed.
Review lease language and apply terms accurately for billing and operations.
Identify financial discrepancies and elevate risks before they impact tenants or ownership.
Handle additional duties or projects as assigned by senior leadership.

Special Requirements Physical demands:
The team member will be regularly required to sit, stand, walk, talk, hear, and reach using feet, legs, back, arms and hands. The employee may occasionally be required to climb. Specific vision requirements include the ability to use close vision, distance vision, color vision, depth perception, and the ability to adjust focus. Must possess the ability to detect auditory and/or visual alarms and be available to work flexible hours and weekends as needed.
Attendance/Travel:
This position is a full-time position and requires the availability to work nights and weekends, special events, and occasional holidays. The position also requires regular attendance and active participation/planning at company functions and events.
Required to be on-call for property after-hour emergencies.
Qualifications Experience:
• 1-2 Years of experience in commercial property management preferred.
Computer Skills
Intermediate computer and Internet knowledge.
Experience using commercial real estate software.
Experience with Yardi Commercial Voyager 7s, preferred.
Proficiency in Microsoft Office suite.

High school education or equivalent is required.
