The Commercial Roofing Estimator / Project Manager is a dual-role position with balanced responsibility between estimating and project management. The proportion of time spent on each function will shift throughout the year based on project volume, seasonal demand, and overall business needs. Regardless of workload focus, this role maintains full responsibility for assigned projects from initial estimate through final closeout. The Estimator / Project Manager serves as the primary point of accountability, ensuring projects are completed safely, on schedule, within budget, and in accordance with Nations Roof quality standards. An experienced estimator seeking greater involvement in project execution, or A project manager with strong estimating experience who wants involvement earlier in the project lifecycle. Key Responsibilities

Estimating & Pre-Construction

Perform detailed material and labor takeoffs for commercial re-roofing and new construction projects. Review plans, specifications, and existing conditions to develop accurate scopes of work. Conduct job site visits to verify conditions and assess constructability. Solicit, evaluate, and coordinate subcontractor and vendor pricing. Prepare complete, accurate, and competitive bid proposals. Participate in bid reviews, handoff meetings, and pre-construction planning. Project Management & Execution

Assume full ownership of awarded projects from kickoff through final closeout. Develop and manage project schedules, budgets, and cost tracking. Coordinate field crews, subcontractors, suppliers, and inspections. Oversee jobsite safety, quality control, and compliance with company and regulatory standards. Manage change orders, billing, and project documentation. Lead jobsite and client meetings as required. Guide projects through punch list completion, warranty submission, and closeout. Client & Team Collaboration

Serve as a primary point of contact for clients throughout the project lifecycle. Maintain proactive, professional communication with customers, field leadership, and internal teams. Build long-term client relationships through consistent delivery and follow-through. Participate in post-project reviews to support continuous improvement. Qualifications & Experience

Minimum of 5 years of experience in commercial roofing in a dedicated Estimator or Project Manager role. Residential-only experience will not be considered. Strong knowledge of commercial roofing systems, materials, and installation methods. Proven ability to read and interpret plans, specifications, and contracts. Experience managing multiple projects simultaneously at various stages. Strong organizational skills with high attention to detail. Excellent communication, leadership, and problem-solving abilities. Proficiency with Microsoft Office (Excel, Outlook, Project). Experience with Bluebeam, Edge Estimating, or similar estimating software preferred. Commitment to safety, quality, accountability, and professional integrity. Compensation & Benefits

Full-time, salaried position: $80,000–$120,000 base (DOE) + incentives. Steady, year-round work. Company vehicle or vehicle allowance. Company-provided cell phone and computer (business use).
