Position Summary As a Regional Manager, you'll lead and manage multi-site apartment property personnel and oversee the performance of regional portfolios to achieve strategic objectives.
Essential Duties and Responsibilities
Direct property operations to achieve strategic and budget objectives.
Recruit, hire, train, and manage property personnel.
Ensure accurate reporting through property management software.
Maintain compliance with company policies and federal, state, and local laws.
Conduct financial analysis and report results to Senior Management monthly.
Create annual budgets for your assigned region.
Oversee compliance for affordable funding sources.
Conduct virtual and/or in-person site visits for each property monthly.
Collaborate with development, construction, and accounting teams.
Support a smooth transition from construction to management for new property lease-ups.
Develop and execute marketing plans for all properties.
Approve property expenditures and ensure adherence to capital expenditure policy.
Monitor accounts receivable policy monthly.
Direct and supervise Team Leaders to maximize portfolio performance.
Provide relief management to on-site offices as needed.
Serve as the internal property management resource for investor reporting needs.
Review service contracts before they reach Legal.
Qualifications/Skills & Knowledge Requirements
Four Year Degree from Accredited College preferred.
5 years of multi-site property management experience required, including on-site decision making and management.
HCCP designation preferred; Section 42 experience required for affordable portfolios.
Language Skills – ability to read, write, interpret and analyze business publications, procedures and regulations; ability to present to groups.
Math Skills – ability to perform calculations and apply algebraic concepts.
Reasoning Skills – ability to solve problems with general guidelines; interpret instructions in multiple formats.
Computer Skills – intermediate MS Office; experience with property management software (e.g., Yardi).
Training Requirements
Annually attend fair housing, Section 42, and leasing classes.
Ongoing professional development.
Physical Demands
Frequently stand, walk, reach with hands/arms, stoop, kneel, and crouch. Rarely crawl, bend, or lift up to 25 pounds.
Occasionally sit, use hands to finger/handle/feel, talk and hear.
Close and distance vision required.
Must have a valid driver’s license and the ability to travel to multiple sites.
Frequent travel weekly is required.
Work Environment
Normally works in an environment with moderate noise.
Frequent exposure to outdoor weather conditions; occasionally near moving mechanical parts or in high places; low risk of electrical shock.
Frequent travel required.
Must be able to set up an office in the incumbent’s home; company provides equipment.
