Summary Of Job Description
The CFT Assistant Property Manager (T) is responsible for the overall performance and profitability of the assigned commercial real estate portfolio. The scope includes repair and maintenance of plaza properties and lease administration work related to billing, accounts payable, and accounts receivable. The position coordinates with vendors and tenants to resolve property repair and maintenance issues and ensures amounts due to tenants under the lease are paid accurately and timely. The role oversees the financial performance of assigned properties by controlling costs and budgets, maintaining tenant relations, and maximizing each property’s potential through quality control and operations management. The CFT Assistant Property Manager (T) reviews recurring charges in Yardi for all tenants to ensure accuracy, makes billing changes as needed, and ensures the coding of property invoices (e.g., property tax, utility, repair and maintenance invoices) is accurate and payments are processed on time. The position must prepare annual operating budgets and conduct annual reconciliations for the assigned properties.
Job Responsibilities
Assists with repair and maintenance of plaza properties. Supports the Property Management Leader with ensuring all CFT plazas are maintained, and repairs are executed in a timely and cost effective manner. Responds quickly and effectively to tenants to help resolve maintenance issues and coordinates with vendors and tenants on basic maintenance and repair.
Reviews lease-related charges/expenses for accuracy, verifies them against the lease, ensures accurate input into the Yardi system, makes billing changes and corrections as needed, and creates lease abstracts.
Tracks, reviews, and approves the coding of all property invoices (property tax, utility, repair and maintenance invoices, etc.) and ensures payments are processed on time. Interacts with vendors to ensure services are provided according to scope and maintains positive partnerships.
Interacts with tenants to ensure timely and accurate payment of all amounts due under lease agreements and ensure repair and maintenance have been provided to tenants’ satisfaction. Brings issues to the attention of the Property Management Leader. Conducts property visits and inspects condition and maintenance.
Works with the Property Management Leader and Legal on default tenants and makes recommendations on resolving delinquency issues.
Reviews and analyzes property income statements and tenant accounts receivable to ensure charges are correct and receivables are current.
Prepares and presents Annual Operating Budgets for the assigned properties to CFT Asset Management/Sr. Management for approval. Collects data to formulate an immediate and 5-year Capital Expense plan.
Conducts annual reconciliation for the assigned properties. Accurately applies credits or charges to the tenant ledger and communicates them to tenants to resolve questions or disputes.
Performs special projects as assigned.

Qualifications – External Your background and experience:
Bachelor’s degree in Business or related field required
Minimum three years of relevant experience required
Successful completion of initial and periodically required trainings.
Obtaining a valid Food Handler's Card within 30 days of employment is a requirement of this position.
Pay Range P2: $72,500- $101,500 per year
