Overview Job Purpose: To establish strong trade relationships while negotiating purchase of products and services the affiliate needs at the best price and quality, in sufficient quantity, on time so that the division can achieve its production, sales, quality and profitability goals.

Responsibilities

Develop relationships with Trade Partners, following the Rteam philosophy, to create horizontal accountability and improve costs through removing waste and inefficiencies

Recruit, select and hire Trade Partners; oversee set up process

Manage trade partner contract to include TPBA, W9, Scope of work, Certificate of Insurance, Safety Plan, Trade Partner information and trade partner bid list

Maintain Scopes of Work for accuracy

Evaluate trade partner performance and address insufficiencies with Trades not following plans, specifications, TPA, Scope of Work and schedule

Maintain Standard Trades in SMART

Maintain Trade bid lists in SMART

Collaborate with National Purchasing Manager and TRMs from other affiliates regarding manufacturers, products, options, selections and product substitutions

Oversee regular Rteam field meetings with Trades to drill down to the “crew” level to improve efficiency and look for cost savings opportunities

Foster communication between Trades to create horizontal accountability and improve efficiency of each Trade

Collaborate with Sales and Production Support Manager to monitor option performance and pricing

Oversee that the Trades’ insurance is continually monitored for expiration and renewals

Trade Partner price maintenance

Negotiate lower pricing or mitigate requests for increases

Strive to achieve best pricing in market

Monitor price expiration

Collect, negotiate, analyze Trade Partner bids

Collaborate with Trades to continuously seek opportunities to purchase materials and services in a more competitive manner

Identify cost saving ideas, value engineering opportunities, and alternatives

Track hard cost trends to identify opportunities

Monitor delays caused by Trade Partners and seek to mitigate future delays of same nature

Monitor monthly:

Fluctuation of hard costs by plan (cost books)

Cost “avoidance” by incident (increase requested by trade partner vs. increase accepted)

Cost “reduction” by trade partner

Administer reviews of Trade Partners through the Construction Managers to gauge their satisfaction with the Trade base

Monitor Trade Partner performance in quality, contract and timeliness

Coordinate Product Development process (estimating and architecture) as it relates to the division’s needs

Review monthly release notes and communicate changes to sales and production

Review cost books for new communities for accuracy with prices and community specific items (Coordinate with Construction, Land, Sales, Estimating)

Collaborate with Area Construction Manager, Land Development Manager and Permit Manager to ensure municipal requirements are incorporated into cost books

Review cost books and estimates with Area Construction Manager and Construction Manager for new communities and plans, prior to start of model home

Oversee special projects as assigned by Division President or Director of Operations

Serve as back up for Director of Operations in assisting Construction Managers with field issues

Collaborate with Director of Operations on construction schedules

Weekly review of Variance Report with Sales and Production Support Manager, Director of Operations and Area Managers

Work with Estimating to track progress of PCRs

Oversee Purchasing Coordinator daily role and progress

Create and maintain Site Bid Documents for each community (model home cleaning and maintenance, common area maintenance, etc.)

Oversee division level rebate programs and model home programs

Make regular visits to field to ensure Trades are using specified materials/products

Education

Minimum Job Requirements: College degree in related field or commensurate experience

Experience

Knowledge of home construction techniques

Minimum 4 years experience in residential construction field operations

Must have demonstrated a high level of proficiency in field operations by achieving or exceeding production goals and expectations

Computer Skills

Microsoft Office (all applications)

Internet Proficiency

SMART (Proprietary software)
