The Head of Development, Affordable Housing will join a company with an excellent track record of profitable growth and innovation, and a strategic decision to make affordable housing a key element of its platform. This role leads a new Division within a Houston-based real estate company. Venterra seeks an experienced Affordable Housing executive to leverage operating experience and investor relationships to launch its entry into the affordable housing development sector. The company aims to pursue a differentiated Affordable Housing model with social impact through education and wellness programs, while delivering strong operating results. Key Accountabilities

The leader will expand Venterra’s development platform into Affordable Housing, initially focusing on Texas markets with expansion beyond Texas. Responsibilities include shaping strategy to enter the Affordable Housing development space, guiding the strategy in response to market conditions, establishing Venterra’s brand in the industry, working with brokers, tax syndicators, housing groups, local politicians, and HUD, identifying and evaluating sites, presenting to the Investment Committee, securing the capital stack, and overseeing project development through completion. The role aims to cultivate excellence and innovation in affordable housing leadership. 6-Month Priorities / Deliverables

Develop a differentiated strategy for entering the Affordable Housing Development sector, including the appropriate model (4%, 9%, PFC/HFC), Texas focus, and resourcing needs. External networking within the Affordable Housing community to establish Venterra’s brand. Familiarize with Venterra ethos by meeting key people, visiting properties, and understanding investment approach. Establish relationships with internal peers across Property Operations, Asset Management, Finance, Investor Relations, Research, Acquisitions, Market Rate Development, and Engineering/Construction. Participate in senior level cross-functional meetings and strategy planning processes. Adapt underwriting models to facilitate affordable housing opportunities. Identify, recommend, and hire necessary supporting resources. Search for prospective development sites and present opportunities to the Investment Committee. The Individual

The following section describes the experience and qualifications sought for this role. Required Experience

15+ years of broad Development leadership experience, with a majority in Affordable Housing Multi-Family Real Estate. Experience managing full-cycle development of affordable projects. Strategy development including market and product focus for affordable development. Significant experience in all aspects of developing affordable housing in Texas, including site identification, underwriting, tax credit applications, government/PPP approvals, tax credit syndication, IC committee presentations, and construction oversight. Extensive network within the Texas Affordable Housing development community (tax syndicators, lawyers, housing groups, HUD, local politicians). Proven leadership experience managing teams (5+ people). Experience overseeing financial performance of development projects during lease-up and early stabilization. Education

Undergraduate Degree required; Master’s in Business Administration or Real Estate Development desirable. Attributes
