Operations Manager – Multifamily (Turnaround & Lease-Up Focus)
Location: Primarily Maryland | Highly On-Site, Field-Based Role
An accomplished multifamily operations leader is seeking a hands-on, boots-on-the-ground Operations Manager to support turnaround and lease-up apartment communities. This is not a desk job—and it’s not a traditional regional role. This position is ideal for someone who thrives onsite, enjoys jumping in where needed, and takes pride in rolling up their sleeves to stabilize and improve property operations.
About the Opportunity You will function as an operational consultant embedded at the property level, supporting fully staffed, mid-to-large multifamily communities (typically 450–500 units) that are in some stage of turnaround or operational improvement. Responsibilities flex daily based on what each property truly needs—because real operations don’t fit neatly into a checklist.
This role offers the rare opportunity to learn directly from a seasoned multifamily executive who previously served as Vice President of Operations for a mid-to-large owner/operator, scaling a portfolio from ~500 units to more than 6,000 units across 30 properties in 8 states. After successfully building and stabilizing that platform, he launched his own operations consulting business and now serves as a fractional regional/operations leader, providing deep, hands-on support to owners and operators.
Due to strong demand—and being at full capacity—he is now expanding his team and seeking one or more on-site operational leaders to extend his reach and continue supporting additional clients.
What You’ll Do
This is an execution-first role focused on real-time problem solving and operational improvement. Depending on the property and the day, responsibilities may include:
Walking units and ensuring apartments are market-ready
Supporting and overseeing onsite maintenance and office teams
Identifying operational gaps and building systems where processes are disorganized
Improving occupancy, leasing performance, and resident experience
Supporting turnaround and lease-up efforts through hands-on involvement
Jumping in wherever needed to stabilize operations and drive results

While prior management experience is preferred, the client is intentionally open to candidates who may not have held senior titles but demonstrate leadership potential, accountability, and an entrepreneurial mindset. This role is perfect for someone who enjoys fast-moving environments, problem-solving, and being deeply involved in the day-to-day realities of property operations.
Location & Travel
Current sites are primarily in Maryland, with a strong concentration in Prince George’s County and the Baltimore area
The client is based in Silver Spring, MD and is onsite daily
This is a field-driven role—expect to be at properties regularly rather than working remotely
While current work is Maryland-focused, future projects may expand into other markets
