Establish and maintain consistent communication with the CPO via the appropriate and/or requested methods (text, email, phone, on site meetings, etc.), providing comprehensive status reports for the Executive Team through the CPO regarding projects by keeping him updated on the start, progress, milestones, complications, completion, budgets/costs, and all essential aspects of all projects. Coordinate and schedule outside contractors for repair or remodel projects deemed outside the scope of the Facilities Team. Coordinates renovations of existing facilities and the construction of new facilities. Responsible for the product of major contract work on the electrical, plumbing, mechanical and other related systems when the size of the Special Project is deemed outside the bandwidth or the scope of the Facilities Team. Maintain records, prepare reports, and compose correspondence relative to project needs to be kept in projects’ files for creating and maintaining institutional knowledge of all projects for CCNM. Learn the preferred aesthetic direction(s) of the Executive Team and have that lead and influence all aspects of design/appearance and function of a project. When necessary to complete a project, establish and maintain consistent communication and relationships with impacted department leads within and ministries of the church by providing clear communication about project schedule, coordination, and impacts to facility, staff, volunteers, and congregants during the project. When time permits and when the entire or parts of the project fall within your skillset, personally work on and/or complete Special Projects (possibilities and scale are TBD as they will be specified to the skills of whomever is hired as the Special Projects Director). When necessary, partner with impacted department/ministry leads regarding vision and needs for projects and build outs and translate all into a practical plan. Contract out (when Executive Team approves of employing and outside General Contractor), manage, and/or oversee projects ensuring completion, budget planning and reconciliation, cost controls, safety (ensure safety and health codes are followed, providing training and information where needed), etc. Manage inventories, ordering of materials, equipment, and supplies to be used in projects done partially or completely by church staff or volunteers. Manage the Request for Proposal (RFP) and quotes process for projects and lead negotiations with contractors and providers. When needed, do so with the inputs of the CPO and Finance Director. Ensure that proper schedule planning is established and enforced for projects and adjust schedules when necessary. Partner with the Safety Team Department on controlled access and security related issues for all who need access to location(s) of projects. When necessary to complete a project, utilize the computerized maintenance management software (CMMS). When appropriate, serve as the initial contact for volunteers desiring and able/qualified to work on/contribute to projects. ESSENTIAL TASKS

Complete daily tasks while working with or independently of the Maintenance Team. Create and plan according to the day’s needs and events developing work lists for the anyone involved in completing a Special Project. Provide guidance, direction, and setting performance standards and monitoring performance as well as proper training for equipment use for anyone involved in completing a Special Project. Daily computer work including managing all details of Special Projects, checking and responding to email; monitoring and giving feedback on events and ministries via eSPACE; creating and adjusting daily work schedules according to campus needs and schedules; fielding phone calls; and monitoring and adjusting timesheets of any staff you might oversee in the future. Interact, negotiate, and communicate with various vendors and contractors as needed. Create and submit RFPs, requisitions, and purchase orders. SKILLS & KNOWLEDGE REQUIRED

Bachelor’s Degree or equivalent professional experience. Alignment with Calvary Church New Mexico’s Statement of Faith, Mission, and Vision. A heart for servant leadership. 5 or more years facility management or project management. Polite and precise communication skills. Familiarity with RFP process and negotiations. Experience managing contracts and budget controls. Strong attention to details and strong ability to execute plans. Having a GB-98 is preferred but not required. Experience with or willingness to learn a computerized project management software. Strong leader able to provide strategic direction for those involved in a project.
