Overview As a Regional Manager with ResProp you will join an exciting, early phase of growing our business into a tech-forward property management service that will recreate real estate and change the industry as we know it today.
What You’ll Be Doing
Providing best in class operational performance and zealous service to owners.
Owning the takeover process and assuming operational control of the asset after close.
Promoting operational efficiencies by monitoring and providing training on property management software platforms (Resman, Coupa, etc).
Developing operating budgets annually, forecasting rental income, revenues, operating expenses, and capital projects.
Providing operational support and training to Property Managers with regular reviews / reports on operating / capital financials, occupancy forecasts, and other relevant business activities.
Communicating regularly with support function leads and leadership in developing new and innovative best practices.
Working with Regional Maintenance Directors to establish vendor relationships and pricing, executing preventative maintenance plans, and training maintenance teammates on cost mitigation and work order response.
Work with Regional Maintenance Director to provide capital improvement suggestions for the future of the sites.
Monitor all proposals and contracts for large projects at sites and ensure proper contract approvals are implemented.
Know the market for each property and visit property competitors on a regular basis.
Ensure that all resident complaints are handled promptly and appropriately.
Knowledge of project-based affordable housing programs.
Ensure effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with ResProp training benchmarks.
Address performance problems; document adequately, communicate with direct supervisor and HR, and terminate appropriately when necessary.
Ensure all counseling forms, written evaluations, and salary requests are provided for review to the Regional Vice President or the Senior Vice President and delivered to the Human Resources department.
Review all timesheets to ensure hours, vacation, sick time are correct and approved.
Promote harmony and high-quality job performance of staff through support and effective leadership.
Aim to achieve the highest possible net operating income through cost control and revenue & leasing improvements; identify trends and recommend strategies and adjustments.
Work with Property Managers to develop yearly operating budgets/forecasts.
Ensure property closeout is completed on time and ownership financial reports are accurate.
Collaborate with Property Manager and Marketing team to provide marketing strategies to generate rentals.
Ensure staff leasing techniques are effective in obtaining secured leases, proper follow-up, signed documents, and accurate reporting systems.
Effectively show, lease, and move in prospective residents.
Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff.
Maintain property appearance with timely repairs and regular property inspections and audits as directed.
What You Must Have
At least 5-7 years of 3rd party property management experience as a manager.
At least 2+ years experience as 3rd party multi-site manager or area manager.
Long term focus and desire to work in a fast-paced, growing organization.
Bachelor’s degree from a 4-year accredited university required.
A laptop to use for work purposes.
