Job Details We are seeking an experienced Senior Property Manager to oversee and optimize a commercial real estate portfolio, driving operational excellence, financial performance, and tenant satisfaction.

Responsibilities

Oversee lease administration including rent collections, deposits, renewals, and compliance.

Manage day to day property operations across maintenance, repairs, security, janitorial, landscaping, and snow removal.

Serve as the primary point of contact for tenants, resolving inquiries and service requests promptly and professionally.

Conduct routine property inspections to ensure safety, asset condition, and operational efficiency.

Source, negotiate, and manage vendor and service contracts.

Prepare and manage annual budgets and monthly financial reporting for a multi property portfolio of 30+ assets.

Support annual triple net lease (NNN) reconciliations and property tax protests.

Market available space, respond to inbound leads, show properties, and coordinate move ins and move outs.

Ensure compliance with insurance, regulatory, and contractual requirements.

Support onboarding of new properties including tenant communications, billing setup, and vendor documentation.

Obtain bids for repairs, maintenance, and capital improvement projects.

Maintain accurate property, lease, and financial records.

Prepare professional correspondence, reports, and administrative documentation as needed.

Qualifications

5+ years of commercial property management experience.

Texas Real Estate License preferred.

Prior people management or team leadership experience preferred.

Strong tenant relations, communication, and problem solving skills.

Proven vendor negotiation and contract management experience.

Proficiency in Microsoft Office and commercial property management software.

Highly organized, detail oriented, and able to operate independently.

Strong financial acumen with experience managing budgets and reporting.

Results driven with the ability to manage multiple priorities and deadlines.
