Non-exempt (Hourly) Job Summary:

Shows and leases apartments to prospective residents and supports community's marketing plan.

Responsibilities

Assists applicant in completing rental application, collects security deposit.

Ensures the model apartments and target apartments are ready for showing; maintains work areas and office in a clean and orderly manner; maintains awareness of the community’s curb appeal.

Thorough knowledge of lease terms, specifications and all community policies.

Knowledgeable of required telephone and sales techniques.

Knowledge of Fair Housing Standards.

Thorough knowledge of leasing techniques and sales methods as outlined in the Leasing & Marketing Manual; fully informed of current rental rates, sizes, locations and all amenities of the community.

Maintain contact with apartment locator services and local businesses to provide informational material; update periodically.

Responsible for monitoring competitive properties.

Develop full knowledge of application information required, screening processes and policies regarding rentals.

Develop and maintain an on-going resident retention program under the direction of the Community Manager.

Maintain proper maintenance of all resident and community files.

Maintain market surveys on a monthly basis.

Efficient and timely processing of all required administrative forms, reports and related information.

Report unusual or extraordinary circumstances regarding the community or residents.

Courteous, efficient handling of resident requests and complaints.

Maintain a professional appearance and behavior at all times.

Seek educational opportunities for personal growth and development.

Education and/or Experience High school diploma or general education degree (GED); or one to three months related experience and/or training; or equivalent combination of education and experience.

Language Skills Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or team members of the organization.

Mathematical Skills Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages.

Training, Certificates, Licenses and Designations Fair Housing must be completed within 1 day of hire. Preventing Sexual Harassment, Workplace Harassment and Drug Free Workplace courses must be completed within 7 days of hire.

Reasoning Ability Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.

Certificates, Licenses, Registrations Fair Housing Certification is required within 1 day of hire.
