This position plays a key role within the New York office, supporting both the Asset Management and Accounting functions. The role blends tenant credit evaluation with market-focused analysis to support portfolio performance and growth initiatives. The Credit Associate will assess tenant financial strength, assist with underwriting and valuation processes, and contribute to market research efforts across core industrial regions. Responsibilities

Review and interpret financial statements (audited and unaudited) for current and prospective industrial tenants. Track, calculate, and maintain key credit indicators such as coverage ratios, leverage metrics, and liquidity positions. Produce written credit assessments for lease renewals, new lease negotiations, and acquisitions. Help maintain an internal monitoring framework to flag tenants exhibiting early signs of financial stress. Stay current on tenant-related news and sector developments relevant to major industry groups. Support portfolio-level risk modeling and analysis. Gather and synthesize data on target industrial markets and submarkets across key Sunbelt and lower Midwest geographies. Build relationships with research teams at major brokerage firms for ongoing market intelligence. Conduct periodic site visits to deepen understanding of local dynamics and asset positioning. Develop and refine internal tools to communicate market conditions, trends, and risk factors to leadership. Identify emerging information sources that can enhance the firm’s competitive insights. Act as secondary support for the firm’s ARGUS Enterprise models and internal corporate valuation tools, ensuring accuracy and consistency of inputs. Review property-level cash flows and test valuation assumptions such as exit cap rates, discount rates, and operating performance metrics. Assist with quarterly valuation work performed for GAAP-related impairment analysis. Help maintain process discipline around version control and data integrity for modeling workflows. Qualifications

Bachelor’s degree in Finance, Economics, Business, Accounting, or a related discipline. Minimum 2 years of experience in real estate, corporate credit analysis, economic research, or a related analytical field; exposure to investment banking or structured credit is a plus. Familiarity with evaluating private or non-rated company credit risk; experience with platforms like S&P Global Credit Analytics is advantageous. Strong Excel proficiency with the ability to manipulate and interpret large data sets. Detail-oriented, proactive, and able to operate with a high degree of ownership. Collaborative mindset with strong communication skills and the ability to work cross-functionally.
