The Real Estate Specialist supports Habitat Omaha’s real estate and land operations by carrying out property identification, evaluation, negotiation, due diligence, and closing activities. This role serves as a primary point of contact for land, lot, and property-related tasks; coordinates with internal teams and external partners; and helps maintain a steady pipeline of lots and homes for Habitat Omaha’s programs. Working within annual acquisition targets, the Specialist applies established evaluation standards and collaborates with other teams across the organization to ensure property decisions align with overall goals. What You Will Do
In this role, you’ll help strengthen Habitat Omaha’s real estate pipeline by identifying and evaluating properties that support new construction, rehabilitation, and Habitat Omaha’s Homeownership Preservation Program. You’ll manage the full acquisition process, from identifying promising opportunities to negotiating purchases and coordinating due diligence, and you’ll spend time both in the field and in the office to ensure each property is well-understood and well-positioned for next steps. You’ll work closely with the Construction, Home Repair, Program, and Finance teams to develop informed recommendations and serve as a key point of contact for partners such as the Land Bank, real estate agents, and property managers. Responsibilities
Identify and evaluate properties that support Habitat Omaha’s construction and rehabilitation goals. Conduct negotiations and manage the acquisition process from initial contact through closing. Complete field visits to assess property conditions and gather essential information. Coordinate with internal teams to align acquisitions with rehabilitation feasibility and homebuyer needs. Serve as a primary point of contact for land, lot, and property-related activities. Prepare recommendations for acquisitions that fall within annual targets and collaborate with leadership when opportunities extend beyond the plan. Support the operational strength and growth of Habitat Omaha’s real estate portfolio. What You Bring
Experience in real estate, property acquisition, construction operations, or related fields. Active Nebraska real estate license or the ability to obtain one within one year of hire. Strong communication and negotiation skills. Ability to balance fieldwork with structured, detail-oriented office work. Comfort applying evaluation criteria within defined frameworks.
