Coordinate all activities related to apartment rentals, move-ins, move-outs, and lease renewals. Interact directly with prospective and current residents to achieve maximum occupancy and ensure resident retention and client satisfaction. Focus on the needs of others by listening, understanding, and showing empathy and respect. Provide excellent customer service to prospective and current residents; generate and handle traffic, qualify prospective residents, lease apartments, prepare lease documentation, and complete move-in paperwork and processes. Ensure model apartments are in touring condition. Orient prospective and current residents to the property; process renewal paperwork and ensure documentation is delivered monthly. Maintain accurate and detailed records of traffic activity in the computer system. Follow up with all prospective residents via phone, mail or email; convert phone traffic into scheduled tours. Inspect apartments prior to resident move-ins and coordinate move-in/out with the maintenance team to ensure move-in condition. Create and maintain confidential resident files; review move-in paperwork with new residents. Complete weekly leasing reports in a timely and accurate manner. Ensure all open and close procedures are completed daily. Assist with ongoing resident relations and respond to requests promptly and accurately. Research competitive properties. Inspect buildings and grounds for safety and cleanliness; alert maintenance to repairs as needed. Assist with processing work order requests and ensure timely completion. Provide clerical support to management (answering calls, filing, processing invoices) as needed. Assist with planning and implementing resident activities to increase retention when requested. Comply with company policies, health and safety rules, and applicable laws. Perform other duties as assigned. Education And Experience
High school diploma is required. Minimum of one year of previous sales experience is preferred. One year of previous residential leasing experience is preferred. Skills And Requirements
Excellent customer service and interpersonal skills with the ability to relate to others. Prior experience in Yardi Voyager or another equivalent system is preferred. Basic level knowledge of Microsoft Office Suite (Outlook, Word, PowerPoint, Excel). Excellent interpersonal skills to effectively and sensitively communicate with all levels of management. Confidentiality and discretion with sensitive information is required. Ability to work independently and prioritize effectively in a fast-paced environment with a strong sense of urgency. Ability to relay technical concerns with adequate detail quickly and accurately. English reading, writing, comprehension, and conversation skills required. Ability to use general office equipment (telephone, fax, printer, copier, key track system). Strong organizational and time-management skills. Ability to cope with and defuse conflicts with difficult individuals. Must maintain a valid driver’s license, clean driving record and current auto insurance.
