Association Management | Londonderry, NH | $70k - $80k Our client, a well-established condominium association, is seeking an experienced

Condo Manager

to oversee the day-to-day operations of a large residential community consisting of approximately 600 individually-owned units. This is an association management role— not residential leasing —and requires hands-on experience managing condominium associations. As the primary liaison between the Board of Directors and unit owners, you will ensure smooth operations, regulatory compliance, and sound financial management while maintaining positive relationships with all stakeholders.

Responsibilities

Serve as the primary point of contact for the Board of Directors and unit owners

Manage day-to-day operations of a 600-unit condominium association

Oversee vendor relationships, contracts, and service providers

Prepare and manage budgets, financial reports, and reserve studies

Ensure compliance with governing documents, local ordinances, and state regulations

Coordinate Board meetings, prepare agendas, and maintain meeting minutes

Handle owner inquiries, concerns, and conflict resolution

Oversee maintenance projects, capital improvements, and emergency repairs

Monitor accounts receivable and work with legal counsel on collections when necessary

Conduct regular property inspections and site visits

Maintain association records and documentation

Required Qualifications

Proven experience in condominium association management (must have managed condo associations)

Strong knowledge of association governance, bylaws, and regulatory compliance

Solid understanding of budgeting, financial reporting, and reserve planning

Excellent communication and interpersonal skills

Ability to manage multiple priorities and resolve conflicts professionally

Proficiency in property management software and Microsoft Office Suite

Valid driver's license and reliable personal vehicle (required for property visits)

No real estate license required

Compensation & Benefits

Salary: $75,000-$100,000, commensurate with experience

Mileage reimbursement at IRS guidelines

Cell phone stipend: $25/month

Location & Schedule

Based in Londonderry, NH

Travel required between properties and for site visits using personal vehicle
