Responsible for the leasing of all vacant homes and pre-leasing all homes that become vacant. He/she will ensure that the needs of the military families are met in a professional and courteous manner. He/she will coordinate outreach and assist with building resident satisfaction to increase levels of occupancy and build better community relationships. He/she will assist in accomplishing his/her responsibilities by completing all work assignments, reports and inspections in a timely manner. Answer phones and inquiries on housing availability and speak confidently to inquiries about the various features offered. Schedule and assist with periodic inspections and conduct move-in and move-out inspections with the client. Pre-inspect homes prior to scheduled move-ins to ensure clean, habitable conditions and to create a favorable first impression. Explain the community benefits to clients. Be familiar with the various floor plans and neighborhoods available to the different ranks on the waiting lists. Keep accurate records of all inquiries and applications on the waiting list. Monitor and follow up on the status of applications and the applicant’s acceptance or rejection within eligibility. Ensure completion of all required documentation to process the application, including the Lease and Move-in packet and all required leasing reports. Ensure the Move-in packet is completed with a Move-In Inspection, signed by management and the resident, and in compliance with Fair Housing Laws. Maintain resident confidentiality and comply with the code of ethics. Maintain mutually respectful, collaborative relationships with staff and residents. Attend appropriate internal and external meetings as assigned by supervisor. Enforce and adhere to company policies, rules and regulations. Participate in staff meetings and trainings as directed by supervisor. Perform other related duties and responsibilities as assigned. Qualifications
Experience: Any combination of experience, education or training that will assist the employee to successfully fulfill the required knowledge, skills and abilities. Education/Training: High School Diploma and/or GED. Valid Driver’s License and acceptable driving record. Computer skills including MS Word, PowerPoint and Excel. Skills and Abilities: Advocate, organize, problem-solve and obtain results for residents; troubleshoot and prioritize work; remain calm in stressful situations and exercise resolution skills; ability to work in a fast-paced team environment; effectively present information and respond to questions from Residents, Supervisors, and other coworkers; operate independently and use judgment; communicate clearly and concisely, both orally and in writing; strong organizational skills; preferred knowledge of housing-specific software (e.g., Yardi, RealPage). Working Conditions
The employee’s work involves primarily office work in a typical office environment; however, there will be occasions to show available units to prospective residents, which may involve driving, walking, and climbing stairs during home inspection tours in various weather conditions. There is some degree of stress from working in a close environment and with the public and other employees. Must be able to work flexible hours, occasionally including evenings or weekends. Within the range, individual pay is determined by work location and additional factors, including job-related skills, experience, and relevant education or training.
