Alden Realty Services, Inc. (ARS) is a property management company for affordable and market rate independent living communities throughout the Chicagoland area. Since 1990, ARS has co-developed and continues to manage 15 properties that provide housing to over 1,000 seniors. We are seeking a full-time Sales Agent/Property Manager for a Senior, Independent Living, Entrance-Fee, Market-Rate Community, Lakes and Superior of Waterford. Community Overview

Alden of Waterford is a 38‑acre continuing‑care senior living campus offering independent living, assisted living, memory care, and rehabilitation services in a luxurious, maintenance‑free setting, with Lakes and Superior serving as its entrance‑fee independent‑living community featuring a clubhouse with fitness, billiards, library, activities, and more, along with campus ponds and beautiful walking paths. This role is specific to The Lakes and Superior deluxe duplexes within the community. Job Responsibilities

This dual position plays a key role in welcoming and guiding prospective residents through the sales and move‑in journey, while also supporting a warm and connected community. Responsibilities include building strong relationships with current residents, coordinating maintenance and vendor services, and helping ensure a vibrant daily experience for everyone who calls the community home. The ideal candidate brings excellent customer service skills, enjoys working with older adults and their families, and is comfortable balancing both outreach goals and community operations. Sales & Marketing

Build trust with prospective residents and families; conduct tours and professional presentations. Identify lifestyle and financial needs to present appropriate solutions. Manage the entire sales cycle from inquiry through contract signing and move‑in. Maintain lead pipelines, referral networks, and CRM records, which may require external, local community outreach in addition to online and print marketing measures. Attend community/networking events and stay informed on local market trends. Property Management

Serve as primary contact for resident concerns and communication. Oversee clubhouse operations and ensure supplies are stocked and amenities functional for resident use. Enter charges/credits, upload/approve invoices, and input workorders in our ERP system (Yardi). Support community appearance including seasonal décor and general upkeep. Execute the financial and operational objectives established by the company and ensure compliance with all federal, state and local laws is maintained. Oversee contractors or maintenance teams for repairs, renovations, or emergency work. Conduct move-in, move-out, and routine property inspections to assess conditions and damages. Ensure that systems are in place or created to maximize resident and employee safety and health, and to preserve the physical assets. Manage all accounts payable and receivable workflows, remaining compliant with company policies and procedures. Address urgent/emergency issues like plumbing failures, power outages, or life safety or other security concerns that require immediate attention. Coordinate on-site work and verify the quality of services performed. Make sure safety features (e.g., smoke detectors, fire extinguishers) are in working order and the property meets local housing codes. Prepare for and attend regular on-site meetings with the property management staff and residents. Oversee amenities like gyms and other common areas to ensure cleanliness and proper maintenance and conduct daily property walks to ensure asset management/preservation. Work to recruit, train, motivate and retain the highest caliber property management staff for all positions at the property. Complete other tasks assigned by the ARS Director Team. Leadership skills to create the trust & influence needed to effectively manage a property and its residents. Activities & Communications

Plan and execute at least one themed monthly resident event, including menu, supplies, entertainment, setup, and cleanup. Create flyers and provide content for the community newsletter. Coordinate printing and distribution of newsletters and event materials. Qualifications and Competency Requirements

Bachelor’s degree preferred (communications, marketing, business, or related field). Experience in senior living sales, luxury real estate, CCRC/entry-fee communities, hospitality. Proficient in property management software and Microsoft Office Suite, experience with Yardi a plus. Ability to work independently and as part of a team. Strong interpersonal skills with the ability to communicate effectively with seniors and families. Highly organized with the ability to manage multiple operational responsibilities. CRM experience; Yardi experience preferred. Illinois Real Estate Broker license required. Must have a valid Driver’s License, reliable access to a personal vehicle, automobile insurance coverage as use of personal vehicle will be required to manage operations which may require travel to sister communities, the corporate office, the bank, etc. Proficient in computer systems related to property management and general office functions Proficiency with applications including Yardi, Microsoft Word, Excel, Power Point, and Outlook highly preferred What We Offer
