Senior Preconstruction Lead for Commercial Interiors
A leading and dynamic commercial interiors construction firm is on the lookout for a Senior Preconstruction Lead to spearhead preconstruction initiatives on sophisticated interior build-outs and renovations across various sectors, including corporate, healthcare, life sciences, higher education, and commercial office environments. Key Responsibilities:
Lead and orchestrate the entire preconstruction process for commercial interiors projects, guiding them from concept to Guaranteed Maximum Price (GMP). Oversee budgeting, estimating, value engineering, and cost modeling for interior renovations and build-outs. Develop and prepare conceptual, schematic, and detailed estimates leveraging market data and historical cost analysis. Review architectural drawings and specifications to identify scope gaps, constructability challenges, and cost risks. Collaborate with clients, architects, engineers, and internal operations teams to ensure scope, schedule, and budget alignment. Assist in the development of project schedules and milestone tracking throughout preconstruction. Create detailed trade scopes, bid packages, and undertake subcontractor leveling. Offer strategic advice on interior systems, finishes, phasing, and construction in occupied spaces. Mentor junior estimators and contribute to the continuous improvement of preconstruction methodologies. Qualifications:
8+ years of experience in commercial interiors construction. Strong expertise in preconstruction, estimating, and project delivery. Demonstrated success with corporate interiors, healthcare interiors, life sciences, or higher-education projects. Ability to manage multiple projects in a fast-paced, deadline-driven environment. Excellent communication, leadership, and client-facing skills. Bachelor's degree in Construction Management or a related field preferred (relevant experience may be considered in lieu).
