Job Responsibilities The Leasing Consultant is responsible for executing the property’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. This role serves as a key point of contact for prospective residents, guiding them through the leasing process with professionalism and a deep understanding of the community’s lifestyle offering. The Sales Consultant supports resident satisfaction throughout the lease term and proactively manages lease renewals in alignment with Active Adult best practices. Responsibilities include lead management, CRM utilization, data analysis, event support, and collaboration with the Lifestyle Coordinator to enhance resident engagement. The Leasing Consultant upholds Greystar’s professional standards and ethical expectations while delivering exceptional service to residents, prospects, and guests.

Job Description Key Responsibilities:

Performs all sales and leasing activities to achieve the property’s revenue and occupancy goals by greeting and qualifying prospects, conducting property tours and showing apartments, continuing the relationship with prospects, processing applications, credit screening, and criminal background checks, preparing the lease and move-in package, and ensuring a smooth resident move-in and lease signing.

Collects all pertinent information from prospective residents at move-in and records as appropriate.

Stays informed about and collaborates with teams on current market conditions that may impact occupancy, market rent, and sales results; develops and implements marketing plans to sustain occupancy and follows policies related to concessions and programs to boost occupancy.

Designs and executes marketing activities and events to drive traffic to the property, including resident referrals and employer outreach programs, using internet marketing tools and following marketing plans.

Uses the on-site property management software to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and analyze data.

Ensures the property and show units meet show quality standards by daily inspecting show units, communicating maintenance needs to the maintenance team, and preparing the leasing office for daily activities.

Follows up with prospects and new residents within 24 hours to ensure satisfaction and finalize lease or renewal decisions; documents all follow up activities.

Supports lease renewal activities by preparing renewal letters and packages, contacting renewing residents in advance of move-out dates, and ensuring renewal documents are signed on time, following the renewal playbook.

Responds promptly and courteously to resident and client/owner concerns, and forwards requests to the appropriate party as needed.

Demonstrates customer service by treating residents and guests with respect, answering questions, and acknowledging residents by name.

Attends community events and outreach activities to drive traffic and referrals, ensuring outreach expectations are met.

Completes financial, administrative, and other reports and performs other duties as assigned. Assists Lifestyle Coordinator with event setup as required.

Basic Knowledge & Qualifications

High school diploma or equivalent required; associate or bachelor’s degree in business, marketing, hospitality, or related field preferred.

1-3 years minimum of relevant sales, marketing, internet and customer service experience.

Ability to read, write, and communicate effectively to understand and explain legal documents and apartment features.

Mathematical skills to process sales conversions.

Ability to apply sales skills, generate leads, conduct presentations, qualify prospects, and close.

Specialized Skills

Licenses/certifications as required by state and local jurisdictions.

Valid driver’s license to drive a golf cart on property.

Proficiency in word processing, spreadsheets, property management applications, and database management to complete reports.

Proficiency in using the internet for marketing, advertising, and sales.

Ability to adapt messaging to different markets and professionals.

Travel / Physical Demands

Office environment with potential exposure to outside elements; may be unpleasant or hazardous.

Ability to access all parts of the property and amenities.

Ability to lift up to 25 pounds independently and 50 pounds with assistance; stand for extended periods.

Occasional local travel for meetings or market research; flexible schedule including evenings, weekends, and holidays.
