Gateway Townhomes is a
344-unit community , and we’re looking for a strong, experienced Property Manager well versed in HUD, Project based Section 8 and conventional markets to lead our team.

Oversee daily operations of a
344-unit community - 120 units are on a HAP contract and 224 units are conventional market rate.
Lead, coach, and develop an on-site team
Ensure compliance with
HUD, Section 8, MAM and Fair Housing regulations
Manage budgets, expenses, and NOI performance
Drive occupancy while maintaining strong resident relationships
Partner with maintenance leadership to protect and improve the asset
Represent Monarch’s values on site—professional, fair, and people-focused
What We’re Looking For
Proven Property Manager experience 5 + years
HUD / Affordable Housing experience is required
Able to pass a soft credit review
