
Commercial Closing Specialist, Team Lead, Vylla

The Commercial Closing Specialist Team Lead will be responsible for completing closing tasks of a commercial property from contract to sale. Also responsible for all communication between parties, including attorney’s and underwriters, compiling fees, insuring seller and buyer documentation is signed and completed per underwriter instructions, as well as all title and lender clearance items to ensure a timely sale and funding of the property and/or refinance transactions. Perform all duties in accordance with the company’s policies and procedures, all US state and federal laws and regulations, wherein the company operates.
Monitor and assist commercial closers with above responsibilities and procedures.
The target pay for this position is $35.00-$41.00 an hour.
What you’ll do:
Manage assigned commercial pipeline orders to order searches, issue the title commitment, manage the clearance process, prepare closing statements, and other matters to assure an efficient process is executed and closings are completed in a timely manner.
Review and understand LLC docs, Trust docs and corporate docs to determine who has signing and decision making authority.
Review of title commitments to ensure all requirements are met in order to issue the policy.
Prepare settlement statements and closing affidavits.
Manage the disbursements of funds to be accurate and to the signed settlement statement.
Manage the recordation of final documents to be timely.
Work with Management to assure clients and their representatives are quickly responded to and treated with the utmost professionalism.
Comply with relevant regulatory practices surrounding the title and settlement business.
Assist Commercial Closers with above responsibilities and procedures.
Train personnel as assigned by management to support the business objectives.
Assist department management with workflow direction and balancing workloads.
Monitor commercial teams pipeline to ensure are met each day, policies are processed on time and system is documented properly.
Provides feedback and details to the Commercial Closing Director on any internal or external issues that could identify opportunities for improvement and make recommendations on how to fix or update the system to support a resolution.
Review feedback from client and implement immediate and permanent process changes to ensure compliance with request.
Provide coaching, teaching and leadership of employees regarding performance, time management, company and departmental policies/procedures and productivity goals.
Works closely with the Commercial Closing Director on changes in procedure, automation and forms to increase department efficiency and accuracy.
Perform other duties as assigned.
What you’ll need:
High school diploma or equivalent work experience; Bachelor’s degree preferred.
Five (5) plus years’ of title, settlement services or mortgage experience.
Three (3) years of national title experience.
Three (3) years of real estate contract experience.
Three (3) years of experience working with Title/ REO technology platforms.
In states that require residency and individual licensing, the company will also require as a requirement of employment. Associate must also maintain their license in good standing as a condition of on-going employment.
