EMPLOYEE OWNER POSITION PURPOSE: The Broker of Record & Property Manager for the Texas division is responsible for the management of maintenance, leasing of vacancies, inspections, communication between property owners and tenants, and oversight of the property, including, but not limited to the specific tasks as outlined below. Acts as a leader by taking a proactive approach to planning for the future of the property’s needs. Presents a balanced dialogue to owners and tenants regarding processes and expectations of property operations. Maintains a position of trust by listening to concerns and responding timely and completely.

JOB DUTIES AND RESPONSIBILITIES:

Register and maintain Broker’s license on behalf of the company and maintain in good standing.

Serves as the designated Broker of Record for the Texas division, with non-delegable responsibility for brokerage operations, trust accounts, advertising, and supervision under TREC rules.

Ensure compliance with all corporate requirements pertaining to Trust account, contracts, insurances, etc.

Establishes and enforces internal controls for trust account management, including monthly reconciliations and audit readiness.

Oversee compliance for all licensed team members in your division.

Assist in review and finalizing all real estate-related contracts and agreements.

Ensure all transaction, management and accounting practices for the Trust account are in compliance with state and federal regulations.

Manage the oversight of property maintenance activities, leasing of vacancies, and property inspections.

Serve as the main point of contact for property owners and tenants.

Negotiate lease agreements and renewals.

Responsible for timely and cost‑effective repairs and upgrades of the property.

Coordinate with support teams to oversee tasks and ensure property deliverables are met in a timely manner.

Perform regular property inspections to ensure compliance with safety and maintenance standards – Address and resolve any issues identified during inspections.

Manage all communications between property owners and tenants.

Advertise and market vacant properties to attract potential tenants.

Ensures all deadlines for maintenance and legal obligations are met.

Leverage technology to streamline communication and processes – Utilize Appfolio for property management tasks.

Facilitate effective communication to address owner and tenant concerns and inquiries promptly and professionally.

Ability to review property history, reports and documentation.

Other duties and special projects as assigned.

QUALIFICATIONS:

High School Diploma (or equivalent)

At least (2) year of experience as a Property Manager handling the duties and responsibilities specified above

Real Estate Brokers License is required

Solid knowledge of Microsoft Outlook, Excel, and Word

Proficiency in using AppFolio and Lead Simple

Strong leadership abilities and comfort with public speaking (small and large groups)

Ability to meet deadlines and address time‑sensitive issues

Ability to manage workflow amid shifting priorities

Willing to learn Company process and procedures, and learn/use proprietary software

Work independently, with little oversight, and with accountability to Division Leadership for the end result achieved

Demonstrate a positive attitude and ownership mentality; we believe each employee can build his/her own future

Strong ability to problem solve and utilize resources to bring solutions to client challenges

Strong written and verbal communication skills

Ability to delegate to internal support team members, while maintaining accountability for the end result

Ability to provide conflict resolution to personality challenges that may arise with Board members or homeowners in a calm manner

SPECIAL POSITION REQUIREMENTS:

Must have reliable transportation to conduct property inspections

Must have and maintain a valid driver’s license and vehicle insurance in compliance with Company policy

Must be able to drive in the dark if required

ESSENTIAL FUNCTIONS:

Use standard office equipment, including: computer, multiple web‑based applications, smartphone, tablet, copier/scanner, etc.

Must be able to walk for up to 4 hours at a time for property visits and meetings

Be stationary for periods of time

Relocate up to (25) pounds

Travel to and from offsite locations

SUPERVISES OTHERS? None at this time. This position is expected to assume regulatory, compliance, and supervisory responsibility over licensed and unlicensed personnel as the Texas division grows, consistent with Texas Real Estate Commission (TREC) requirements and Company policy.

SCHEDULE & TRAVEL:

Monday‑Friday from approx. 8:00 am-5:00 pm

This position may require occasional long hours to meet business needs (including weekends)
