ABOUT THE ROLE Waller Group is seeking a growth-oriented candidate with a desire to learn about the commercial investment sales sector. This role offers the opportunity to work directly with experienced Investment Sales Specialists as your Mentor. You will learn about multifamily property valuation, financial analysis, property management, benefits to owners from the recently passed inflation reduction act to their property, and sales strategies.
This role is centered around developing relationships with class B and C multifamily real estate owners and investors. With training, you will be educating investors on the value of their property, 1031 exchanges, and tax liability mitigation, as well as assisting operators to increase their portfolio through exchanging into higher quality assets.
ESSENTIAL RESPONSIBILITIES
Make 500 dials per week through prospecting and follow‑up calls
Conduct daily market research to understand market averages including price per square foot, occupancy averages, property management obstacles, etc.
Complete out‑of‑office training videos and workbooks to further your commercial real estate knowledge
Obtain property financials from owners/operators including T12, rent roll, P&L statements
Attend weekly training meetings
Process basic financial underwriting to understand the value of a deal
Educate multifamily operators in regards to inflation reduction act benefits, property management, and market conditions
OUR IDEAL CANDIDATE WILL HAVE THE FOLLOWING QUALIFICATIONS
Unwavering integrity, strong desire to learn and provide value‑add and opportunistic real estate investments to principles and investors
Proficient with technology
Bachelor’s degree in a relevant field
Fundamental financial analysis and commercial investment real estate terminology (training provided)
Sales experience or supporting credentials (minimum 6 months – 2 years)
Outstanding communication and presentation skills, both verbal and written
Ability to interact with clients comfortably and confidently
Must be able to work successfully and efficiently in a team environment
Math and analytic comprehension skills

Guaranteed hourly pay and commission opportunities
Proven sales process and training resources designed to optimize second‑year net income of team members
COMPENSATION $20 per hour draw against future commissions (average commission of $20,000 per transaction). Draw amount may be increased after 90 days on the team depending on performance.
Draw: Draw is the disbursement of pay that has not yet been earned. You may draw out $20 per hour against your future commissions to be earned. Upon payout of commission, whatever you’ve drawn at that time will be deducted from the commission payment. Draw is paid out biweekly with payroll disbursement.
Seller‑procured transaction: A transaction in which the Junior Associate was responsible for procuring the seller within the transaction through prospecting efforts. Currently averaging 4 seller‑procured transactions for a Junior Associate in the first year.
