Ironwood Real Estate is a full service commercial real estate investment firm that is focused on the acquisition, development, leasing and management of high quality, irreplaceable assets. We are seeking an experienced Director of Property Management/Senior Property Manager to join our team and oversee a portfolio of commercial properties.

The Director of Property Management/Senior Property Manager is an operations-driven role responsible for the day-to-day performance, maintenance, and financial oversight of a commercial property portfolio.

Responsibilities

  • Oversee day-to-day operations for a portfolio of commercial properties in Central Texas
  • Serve as a point of contact, in conjunction with the Assistant Property Manager, for property-level operational and facilities issues
  • Maintain personal contact with all tenants, vendors, and clients
  • Obtain and review vendor proposals, scopes and pricing
  • Ensure properties are well-maintained and compliant with local, state, and federal regulations
  • Conduct routine property inspections and maintenance oversight
  • Collaborate with ownership and senior management on strategic planning and asset performance
  • Prepare annual budgets, ownership reports, and NNN reconciliations
  • Manage budgets and financial reporting, including invoice review, and rent collections in coordination with accounting.
  • Streamline and improve operational processes and organizational systems
  • Oversee Assistant Property Manager
  • Routinely visit assets to assess their condition and status

Qualifications

  • Previous experience as a Senior Property Manager or Property Manager
  • Managed 500,000 SF or more of commercial space
  • 5 or more years of commercial property management experience
  • Experience preparing annual budgets and NNN reconciliations
  • Proficiency with property management software (Yardi) as well as Microsoft Excel, Word, and Teams
  • Excellent leadership and communication skills
  • Ability to multi-task
  • Strong problem-solving and decision-making skills
  • Willingness to travel (by automobile); Austin MSA, San Antonio, and Abilene
  • CPM designation or Texas real estate license is a plus
  • Experience with construction management is a plus
