Job Description Summary This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. Activities include: leasing to new residents, ensuring resident satisfaction throughout the lease term, and securing lease renewals.

1‑2 years of leasing experience (sales & customer service), proficiency using Real Page, OneSite, Knock, Excel

Essential Responsibilities

Perform all sales and leasing activities to meet revenue and occupancy goals: greet and qualify prospects, conduct community tours, process applications, conduct credit and criminal background checks, prepare lease and move‑in packages, and ensure smooth resident move‑in and lease signing.

Inspect apartments prior to resident move‑in, ensuring move‑in‑ready condition and scheduling maintenance for outstanding items.

Stay informed about local market conditions that may impact occupancy and sales, develop and implement short‑ and long‑term marketing plans to sustain occupancy, and follow community policies related to concessions and specials.

Design and execute marketing activities to drive traffic: resident referral and employer outreach programs, internet marketing tools (Craigslist, Facebook, email, etc.), and community‑specific campaigns.

Use onsite property management software (OneSite, Yardi, etc.) to track availability, record activity, manage resident data, and capture critical demographics.

Ensure community show units meet company standards: inspect the marketing corridor and leasing tour daily, communicate maintenance needs, merchandize show units, and prepare the leasing office for daily leasing activities.

Follow up with prospects and new residents to ensure satisfaction via email, thank‑you notes, cards, or calls; finalize lease and renewal decisions.

Execute lease renewal activities: prepare renewal letters and packages, meet with residents pre‑move‑out, and ensure timely renewal document signing.

Respond quickly to resident and client/owner concerns, taking prompt action to solve problems and convey requests to appropriate individuals.

Required Licenses or Certifications

All licenses and certifications required by state and local jurisdiction.

Valid driver’s license to operate a golf cart on property.

Physical Demands

Stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry, and crawl in confined areas.

Work outdoors and indoors in all weather conditions.

Push, pull, lift, and carry weights up to 25 pounds independently and 50 pounds with assistance.

Possibly travel to assist other properties, attend training or meetings.

Work a flexible schedule, including calls during evenings, weekends, and holidays.

The hourly pay range for this position is $22 – $24 (Los Angeles, CA).

Additional Compensation

Corporate Positions: Base salary plus eligibility for quarterly or annual bonus based on performance.

On‑site Property Positions: Base salary plus eligibility for weekly, monthly, and/or quarterly bonus programs.
