
We're looking for an energetic and results-driven Leasing Specialist to lead the lease-up of our new Build-to-Rent community in Knoxville, TN. This role is designed for a sales-focused professional with a bright personality who thrives in fast-paced environments and is motivated by performance-based rewards. You will be responsible for achieving move-in goals and driving occupancy during the critical lease-up phase.
This is an upwardly mobile role where you'll have every opportunity to learn, grow, and advance within our organization. Once the initial location is stabilized, you'll transition to the next project or role within our growing portfolio.
Key Responsibilities Lease-Up Execution & Sales
Serve as the on-site leasing expert during the pre-leasing and lease-up phases. Execute strategic leasing plans to achieve rapid occupancy.
Conduct property tours, respond to inquiries, and convert leads into signed leases. Maintain high closing ratios and meet or exceed monthly move-in targets.
Build authentic relationships with prospects while understanding their unique needs to position our community as their ideal fit.
Prospect Management
Manage the full leasing pipeline from first contact through application, qualification, lease execution, and move-in.
Respond promptly across all channels (phone, email, and in-person) to create excitement and keep prospects engaged.
Track detailed information about each prospect to personalize their experience and increase conversion rates.
Develop partnerships with local employers, businesses, and high-traffic venues to create a steady pipeline of qualified leads.
Build relationships with HR managers and company leaders at preferred employers to establish our community as their go-to housing solution.
Partner with marketing to execute campaigns, open houses, and outreach events. Utilize social media and other platforms to generate leads.
Come up with creative ideas to boost traffic, convert leads, and create memorable experiences.
Performance Tracking
Monitor and report on weekly leasing activity, traffic sources, and conversion rates. Collaborate with leadership to adapt strategies as needed.
Analyze why prospects choose us (or don't) and use those insights to refine your approach.
Customer Experience
Deliver exceptional service to future residents throughout the leasing process. Be the go-to resource for all questions related to availability, pricing, and community features.
Support hand-off to permanent on-site teams once the community reaches stabilization. Ensure smooth transfer of files, procedures, and leasing momentum.
Grow as a professional by learning the skills necessary to become a community manager including collections, customer service, renewals, maintenance delivery, and unit turns.
Qualifications
2+ years of experience in leasing, sales, or lease-up (BTR or student housing experience a plus)
Strong sales background with a proven ability to close
Bright personality with natural ability to build rapport and connect authentically with anyone
Detail-focused with exceptional organizational skills and ability to manage shifting priorities in a high-volume environment
Marketing-ready mindset with comfort networking with business professionals and building partnerships
Excellent communication skills (in person, on phone, and over email) to drive conversion and keep prospects engaged
Creative problem-solver who is relentless in pursuit of closing and hitting goals
Proficiency in property management software (Yardi, Entrata, or similar)
Valid driver's license and reliable transportation required
Ability to multitask and work independently
Monthly commission based on move-ins and occupancy performance
