Our client is a privately owned, entrepreneurial organization with operations spanning both live event production and real estate investment. Alongside producing large‑scale shows and events, the company owns and manages a diverse portfolio of commercial and residential properties, including multi‑unit buildings and investment assets. With continued growth in its real estate division, the organization is seeking a hands‑on property manager to support day‑to‑day property operations and tenant experience across the portfolio.

Salary/Hourly Rate $100k - $125k

Position Overview The Property Manager will oversee the daily operations of a mixed portfolio of commercial and residential properties. This role is focused on maintaining property condition, supporting tenant satisfaction, coordinating vendors and repairs, and contributing to leasing and budgeting efforts. This is not an accounting role; the Property Manager will collaborate with the Accounting team but will primarily focus on operational performance and property management.

Responsibilities

Oversee the day‑to‑day operations of multiple commercial and residential properties.

Conduct routine property inspections to ensure buildings, grounds, and units are well‑maintained.

Coordinate maintenance, repairs, and capital improvement projects with vendors and contractors.

Respond promptly to tenant maintenance requests and property‑related concerns.

Ensure properties remain compliant with local codes, safety regulations, and lease requirements.

Serve as the primary point of contact for tenants to maintain strong relationships and support retention.

Manage lease administration, including renewals, amendments, move‑ins, and move‑outs.

Assist with marketing available units, coordinating showings, and supporting lease negotiations with ownership.

Monitor occupancy levels and recommend strategies to reduce vacancy.

Source, negotiate, and manage third‑party vendors such as maintenance, landscaping, and security providers.

Oversee vendor performance and ensure the quality and timeliness of services.

Obtain bids and help manage small‑to‑mid‑sized property improvement projects.

Assist in preparing annual property operating budgets and monitor ongoing expenses.

Track property performance metrics and partner with accounting on rent rolls and high‑level reporting (no bookkeeping responsibilities).

Required Experience/Skills

3+ years of property management experience in commercial and/or residential real estate.

Strong understanding of property operations, maintenance coordination, and tenant relations.

Experience managing multiple properties or a mixed portfolio.

Knowledge of lease agreements and property compliance requirements.

Highly organized with the ability to prioritize across multiple sites.

Strong communication and conflict‑resolution skills.

Preferred Experience/Skills

Experience working in a growing or entrepreneurial real estate environment.

Vendor management and project coordination experience.

Comfortable working independently and making operational decisions.

Education Requirements

High school diploma is required.

A degree in Business, Real Estate, or a related field is preferred.
