Affordable Housing Regional Compliance Manager – Compliance Specialist A multifamily housing compliance specialist ensures that affordable housing properties adhere to federal, state, and local regulations. This involves monitoring tenant eligibility, verifying income documentation, and conducting audits to maintain compliance with programs such as LIHTC, HUD, Section 8, and County Affordable Programs. The specialist works with property managers, government agencies, and tenants to ensure adherence to guidelines, prepare reports, and interpret regulations.

Job Requirements

Manage site-level compliance by reviewing new applicant certifications and completing re-certification paperwork as required.

Review household certifications for all affordable properties to ensure compliance.

Train personnel on preparing income certifications and re-certifications for both Project Base Section 8 and Federally Assisted properties.

Oversee approval of all move‑in certifications and quarterly reviews of annual re-certifications for project‑based Section 8 properties.

Monitor and report past‑due re‑certifications.

Address compliance training and support needs for site staff.

Assist in generating all year‑end building status reports for tax‑credit properties and ensure all electronic reporting is completed each year.

Monitor correct usage of income and rent limits as well as utility allowances.

Skills Required

Minimum 3 years of experience in compliance of affordable Section 8 and LIHTC multifamily housing properties.

Qualifications: HCCP, SHCM, C3P, COS, CPO, BOS or equivalent.

Strong written and verbal communication skills.

Proficient in Microsoft Word, Excel, and Outlook.

In‑depth knowledge of Section 8 regulations.

Knowledge of the IRS 8823 Guide and the HUD Manual 4350.3.

Formal training and/or certification in a related field (COS or CPO) required.

Ability to work in a fast‑paced environment.

Self‑starter with ownership of projects; independent worker.

Experience with One‑Site software program preferred.

This role is exempt and has an anticipated annual pay range of $65k–85k for a new employee, depending on relevant factors including experience, qualifications, client/property or company budgetary limitations, and market considerations. The position may be eligible to receive discretionary or performance‑based bonuses, variable based on merit, budget, and company performance. Non‑exempt roles will be eligible for overtime for hours over 40 per week. Full‑time positions (30+ hours/week) receive 2 weeks paid vacation, 3 weeks sick and related leave, 11 paid holidays, and health & welfare benefits as outlined on the company website.
