The person filling this position owns responsibility for the full management of an oceanfront condo. The primary role of a property manager is to serve the board or developer in helping them achieve their goals for the community. The manager is responsible for managing the staff and overseeing all operations including maintenance, finances, administration and compliance with documents and laws.
Community Association Managers must be certified and licensed by the State of Florida.
General Responsibilities
Acquire andmaintain current knowledge of state statutes and community documents, policiesand procedures.
Understand thegoals of the community, as defined by the board, and assist the board indeveloping strategies, policies and procedures to achieve the goals.
Understand, useand contribute to the company’s policies, procedures, practices and programsthat are available to support the continuous improvement of property managementat a community.
Assist the boardin planning, noticing and conducting elections, board meetings, annual meetingsand committee meetings.
Be available 24/7to respond to emergencies.
Oversee the dayto day administration of the community including, but not limited to: m aintain theassociation's files and records, administerinsurance, and administer rulesand regulations.
Managerelationships and contracts with vendors and contractors.
Maintain ownerroster.
Process rentaland resale screening applications.
Prepare massmailings
Oversee thefinancial management of the community, including but not limited to: collectmaintenance and special assessments, monitor andverify vendor invoices, assure proper coding in accordance with chart ofaccounts, work with legalcounsel regarding collections, Issue customizedmonthly financial reports, prepare annualbudget and reserve, assist theassociation's CPA in annual report.
Ensure that themaintenance and cleaning of community facilities is being performed to therequired specifications.
Assist the boardin identifying and analyzing alternative solutions to problems that may emerge.
Respondprofessionally to inquiries from the board, residents and others.
Set goals, measure performance, coach and discipline communitystaff.

Salary: Up to $37K DOE

Skills & Qualifications
Licensed CAM in the state of Florida.
3+ years prior management experience in luxury high-rise properties.
Strong managerial background.
Highly responsive and able to provide excellent customer service.
Ability to create and develop long-term relationships.
Multitask in a fast passed environment.
Capable and efficient in using computer systems including: MS-Office, property management software and email.
Excellent oral and written communication skills.
Willingness to take on new projects.
Self-Starter & Team Player.
Ability to read, analyze, and interpret technical procedures, leases, regulations or documents with a similar degree of complexity.
Must pass a drug screening and back ground check.
