Description A well-established national commercial real estate company is seeking an experienced Property Manager to oversee the daily operations of a Class A office building located in Jersey City, New Jersey.The Property Manager will be on‑site daily to manage all aspects of the property and staff.This position supports and reports to the Asset Managers of the property. Salary will be $125,000 - $155,000 per year, dependent upon experience and with opportunity for bonus.

The successful candidate will be responsible for managing tenant relations, coordinating and overseeing building maintenance and capital improvement projects, handling budgeting and financial reporting, ensuring compliance with applicable laws, regulations, and building codes, and promoting positive relationships with the team, tenants, contractors, and clients. This role requires strong communication skills, financial acumen, organizational ability, and familiarity with key software platforms including Sage, Bill.com, and Microsoft Office Suite.

Qualifications

Minimum of 10 years’ experience as a Property Manager at a Class A Office Building required.

Bachelor’s degree in Business, Real Estate, or related field preferred.

Strong knowledge of lease administration, tenant relations, operating budgets, recoveries, reporting, maintenance, contracts, contractor management, tenant improvements, and capital projects.

Proficiency in Microsoft Office Suite (Word and Excel required).

Proficiency in Sage accounting software preferred but not required.

Self-starter, detail‑oriented, organized, and able to execute directives with minimal supervision.

Excellent verbal and written communication skills, professionalism, and discretion.

Demonstrated ability to lead and mentor on‑site staff effectively.

Valid driver’s license.

Responsibilities

Act as the landlord’s representative, fostering positive, professional, responsive, and cooperative relationships with tenants, contractors, and clients.

Conduct regular tenant interactions, including interviews.Respond promptly to tenant needs and resolve issues in accordance with the lease.

Interpret leases and property documents accurately (includingmaintenance/service agreements, and surveys).Administer lease terms and ensure compliance.

Oversee accounts payable and receivable; ensure timely and accurate submission of financial and operational reports; monitor non‑recurring billings for accuracy and timeliness.

Review annual CAM recoveries and reconciliations with accounting department; prepare and manage annual operating and capital improvement budgets.

Manage contractors and construction projects, including obtaining bids and preparing contracts.Coordinate tenant improvement and capital improvement projects.

Conduct regular property inspections and ensure compliance with all codes and regulations.

Implement property management policies and procedures per company guidelines.

Oversee and participate in property marketing and promotions, including events and social media; flexibility to work occasional evenings and weekends as needed.

Collaborate with internal and external leasing teams to support property lease‑up.

Handle insurance and incident reporting.

Lead and handle after‑hours emergency calls as needed.

Perform other duties as assigned by the Asset Managers of the property.
