Position Overview All Persons Interested

Description of Duties / Essential Functions

Prepares appraisal assignments for fee appraisers.

Reviews appraisals for accuracy and governmental compliance including USPAP.

Consults with fee appraisers regarding concerns that may impact appraisal integrity.

Prepares cost and probable price estimates for City projects and departments.

Makes credible recommendations on counter offers from property owners and buyers of City-owned property.

Reviews information provided by Asset Management and Land Acquisition agents, Surveyors and Engineers; and requests for additional information that may facilitate the appraisal process.

Inputs valuation facts, conclusions, explanations and recommendations into the CIMS database.

Performs staff appraisals for City property sale transactions of less than $50,000.

Mentors less experienced staff appraisers.

Performs other duties as assigned.

Must understand basic and complex real estate principles and terminology.

Operates vehicle to and from various real estate sites.

Working Conditions The position occasionally requires stooping or bending. Occasional very light lifting, such as three or four reams of papers or books (up to 20 pounds or an equivalent weight) may be required. There are occasional minor discomforts from exposure to less‑optimal temperature and air conditions.

Minimum Requirements Educational Requirements Requires a Bachelor’s degree in Real Estate, Business Administration, Public Administration or a closely related field.

Experience Requirements Four (4) years of professional experience in real estate activities, design or a closely related experience are required. Directly related professional experience may be substituted for the education requirement on a year‑for‑year basis.

License Requirements None.

Preferences

4 years or more of experience in commercial real estate appraisal with a minimum of 1 year of commercial real estate appraisal review.

1 year or more of condemnation appraisal experience and/or a year or more of condemnation appraisal review experience.

Proficiency in MS Word, Excel and Outlook. Working knowledge in PowerPoint. Experience with Access and Publisher is an advantage.

Strong writing skills and solid oral communication.

Preference shall be given to eligible veteran applicants provided such persons possess the qualifications necessary for competent discharge of the duties involved in the position applied for, such persons are among the most qualified candidates for the position, and all other factors in accordance with Executive Order 1‑6.

Selection / Skills Tests Required None. However, the department may administer a skill assessment evaluation.

Safety Impact Position Yes. If yes, this position is subject to random drug testing and if a promotional position, candidate must pass an assignment drug test.

Salary Information Factors used in determining the salary offered include the candidate’s qualifications as well as the pay rates of other employees in this classification.

Pay Grade 24
