Position Summary This position is a part of Aeon's Housing Development team and will represent Aeon during the construction scope associated with new construction and substantial rehabilitation of affordable housing developments. This position will report effectively and efficiently to the Senior Construction Manager within the Housing Development Team.

Key responsibilities may include, but are not limited to:

Work collaboratively with the Housing Development team to provide input and recommendations during initial selection, design/constructability review, financing due diligence, budgeting, construction, and post-completion phases.

Serve as the main point of contact during the construction and warranty phases of development while working closely with the Housing Development team and members from the Property Operations and Asset Management departments to ensure the overall success of the development.

The tasks to perform the responsibilities above include, but are not limited to, the following:

Prepare RFP/RFQ, solicit bids, evaluate, and make a recommendation for selection of general contractors, architects, and vendors.

Coordinate pre-construction work with architects, consultants and vendors, including cost estimates and design feedback.

Review and negotiate all contracts for architect, general contractor, and consultants pertaining to construction of the project.

Review architectural plans and construction drawings to provide direction both internally and to third parties.

Apply Aeon's Design Standards to the design review process.

Work with the Housing Development team to prepare development schedules.

Participate in all construction meetings related to the development. Ensure that project stays on budget and on schedule during the construction phase. Review and provide approval of all change orders and pay applications.

Perform field inspections, observation, oversight, and documentation. Ensure that standards, deadlines, contractual obligations, internal and external performance, and compliance expectations are met.

Verify final completion of new construction and substantial rehabilitation projects. Perform punch list walks with architects and general contractors.

Organize training at project close out including warranty process for site and operations staff.

Qualifications include but are not limited to:

Relevant experience as owner's representative, project management or construction administration experience in construction or architectural related fields.

Experience with multifamily new construction and renovation projects.

Construction Management Certificate or construction-related certification, training or significant relevant experience preferred.

Demonstrated successful construction project planning and management experience and accomplishments.

Balance working on several complex projects at one time.

Ability to work collaboratively in a diverse workplace and with residents with wide variety of backgrounds.

Resourceful, problem-solving, engaging, relationship-building, collaborative, responsive, strong communication and documentation skills.

Proficiency with Microsoft Office Suite.

Valid drivers' license, reliable vehicle and vehicle insurance required

Must have a commitment to learning and participating in Aeon's diversity, equity, and inclusion efforts.

Physical Requirements:

Ability to lift up to 10lbs.

Ability to reach above and below the shoulder height.

Ability to sit and stand for extended periods.

Ability to conduct property tours and inspections: Includes walking through hallways, stairwells, leasing offices, common areas, and vacant or occupied apartment homes. This may involve navigating multiple floors and uneven surfaces.

Ability to file documents and enter data for extended periods.

Ability to work in varying external weather conditions.

Compensation, Hours & Location This position has a range of pay of $75,000-$95,000, depending on experience and skillset. This full-time position offers mostly Monday-Friday, daytime hours. Typical work schedules are 8:30am-5pm, but there is some flexibility in these hours to accommodate the needs of the position and the staff person. Variations to this schedule may occur given the needs of the position.

This is a hybrid position and will office out of Aeon's Central Office in the North Loop of Minneapolis with regular on-site visits to current, future and potential Aeon properties throughout the Twin Cities. Most weeks this position will be in-person on Tuesdays and Wednesdays. This position may office remotely from time-to-time. When working remotely, the candidate is required to travel to and from Aeon properties for urgent or unplanned matters and for regularly planned on-site visits, trainings, and meetings. As such, candidates must either currently reside in and around the Twin Cities metro area, or plan to relocate prior to a start date with Aeon.
