Achieve the highest possible net operating income through implementation of effective cost control and revenue improvement programs.\nEnsure property is rented to fullest capacity, utilizing marketing strategies to obtain prospective new residents. Oversee the move in and move out of residents.\nConfirm all leases and corresponding paperwork are entered into Yardi accurately and in a timely manner. Utilize Yardi software for all phases of tenant cycle to accurately reflect property data and records.\nPartner with marketing team to develop unique sales and marketing plans that will attract appropriate tenants for the property.\nPartner with accounting team and asset manager to create annual operating budgets and/or forecasts.\nCode and approve property invoices in Yardi weekly. Complete monthly expense and revenue variance reports on time and with accuracy.\nUtilize Yardi’s RentIQ program to set apartment lease and renewal rates. Develop and implement appropriate rent renewal and tenant retention strategies to retain current tenants.\nPartner with the Director of Maintenance Operations to develop a preventive maintenance and long term maintenance best practices for your property.\nDevelop and train high quality on-site team members through meetings, training, and employee development. Follow new member checklists to ensure thorough training.\nWork with the Leasing Consultant and/or Assistant Manager to create annual SMART Goals, conduct quarterly goal check-ins, and annual performance reviews. Plan daily/weekly schedules, responsibilities, and assignments.\nDirect the implementation of all policies and procedures as authorized in the Company policy and procedures manuals. Ensure compliance as necessary.\nPrepare weekly traffic report every Monday. Attend weekly leasing meetings and provide leasing, marketing, and traffic report updates to the team.\nComplete monthly Property Manager Inspections with on-site maintenance associates.\nEnsure that all physical aspects of the property are fully functional, safe, and attractive. Ensure that adequate scheduling occurs to make certain that all vacant units are kept ready for occupancy by using make-ready board. Visually inspect grounds, buildings, and apartment units on a regular basis.\nComplete and analyze market studies as assigned. Recommend and implement strategies based on results and assumptions.\nEstablish relationships in the real estate industry to benefit the Company and assist with its marketing goals.\nSchedule and oversee vendors to make apartments ready for new residents and to complete projects for common areas and building improvements. Establish and maintain positive and effective relationships and communication best practices with tenants, vendors, and coworkers.\nManage facility-related operating and capital budget activities, including management and oversight of the invoicing process.\nManage the operating expense reconciliation process and report any variances.\nPrepare property budgets annually.\nPrepare a monthly operating status report regarding operations, maintenance, engineering, construction, leasing status, budgets, capital improvements, special projects and any outstanding issues.\nRespond to tenant needs, review work order activity, follow-up and prioritize as appropriate in conjunction with Wangard\\'s Director of Maintenance Operations and Assistant Property Manager.\nPerform quarterly property inspections and coordinate the maintenance and repair of all building systems such as HVAC, plumbing, electrical, interiors, structures, roofs, etc.\nReview and maintain the operating and maintenance contracts for all assigned properties; obtain competitive bids as needed utilizing Wangard\\'s preferred vendors.\nRecord all Wangard contracts with properties, vendors, contractors, or any outside party in Wangard\\'s filing system and update appropriately.\nEnsure the repair, maintenance and service operations optimize short- and long-term operating costs and maintain the integrity of the asset.\nAct as primary contact with property owners and asset managers to ensure building goals and objectives are being met.\nRespond to building emergencies to coordinate resources and provide appropriate guidance in securing the emergency and implementing corrective and preventive actions.\nAdhere to AR collections policy by collecting rent, preparing required legal notices and coordinating legal action as necessary.\nEnsure compliance with regional initiatives and required local, state and federal laws and regulations that pertain to the operating of facilities.\nAttend planning sessions to identify redevelopment issues.\nComply with all Wangard handbook policies as well as department policies and procedures to include SMART goals.\nKnowledge, Skills, and Abilities
