General Summary

The Sales Associate acts as a point of contact for our customers. The duties of the Sales Associate include assisting customers in locating and purchasing merchandise, operating the cash register, stocking merchandise, recovering merchandise, cleaning the store, and performing other duties as assigned by the Store Manager to maximize store profitability and customer satisfaction while protecting company assets.

Duties and Essential Job Functions

Provide excellent customer service, greet and assist customers.
Operate cash register and scanner to itemize and total customers purchase, collect payment from customers and make change, bag merchandise, and assist customers with merchandise as necessary.
Follow company merchandise processes; unpack, stock, restock, and rotate merchandise on shelves and build merchandise displays.
Clean the store, take out trash, dust and mop store floors, clean restroom and receiving room, and help set up sidewalk displays.

Knowledge and Skills

Effective interpersonal and oral communication skills.
Understanding of safety policies and practices.
Ability to read and follow planogram and merchandise presentation guides.
Knowledge of basic cash handling procedures.
Basic mathematical skills.
Ability to perform cash register functions.
Ability to stock merchandise.

Work Experience and/or Education

High school diploma or equivalent preferred.

Working Conditions

Frequent walking and standing
Frequent bending, stooping, and kneeling to run check out station, stock merchandise and unload trucks; which may also require the ability to push and/or pull rolltainers for stocking merchandise
Frequent handling of merchandise and equipment such as handheld scanners, pricing guns, box cutters, merchandise containers, two-wheel dollies, U-boats (six-wheel carts), and rolltainers
Frequent and proper lifting of up to 40 pounds; occasional lifting of up to 55 pounds
Occasional climbing (using step ladder) up to heights of six feet
Fast-paced environment; moderate noise level

Ensure overtime is reasonable and necessary, with District Manager approval where appropriate.\n\nFollow and enforce all Conifer policies and procedures.\n\nMarket and approve/disapprove all applications for rental; prepare, process and sign all leases and related forms.\n\nWork effectively with local housing authority, if applicable, to ensure timely leasing and recertifying of applicants/residents.\n\nProvide excellent customer service to residents and resident organizations; respond timely and professionally to any inquiries including resident concerns.\n\nIn a professional and timely manner, and in accordance with Conifer policy, respond to and address all internal and external requests for information or action.\n\nProperty\n\nEnsure complete implementation and compliance with all housing program requirements and directives as appropriate.\n\nActively manage the occupancy of the property, ensuring all waitlists are maintained, applications are pre-processed according to vacancy trends and vacant units are turned and leased timely.\n\nHandle all details of move-ins and move-outs, giving special attention to apartment inspection check lists.\n\nEnsure that community is maintained to Conifer standards.\n\nImmediately report accidents and emergency situations to Risk Management and District Manager. Complete and submit the proper incident reports.\n\nEnsure that all maintenance requests are handled on a timely basis while effectively communicating to the residents. Ensure that appropriate written records are kept of all maintenance work completed.\n\nInspect Community and apartments in accordance with Conifer policy.\n\nIn conjunction with Maintenance Supervisor, obtain competitive bids for contract services and capital improvements; process bid packages per Company procedures.\n\nIn conjunction with Maintenance Supervisor, draft approval memos and contracts for approval and supervise outside contractors working on the property to ensure contract compliance.\n\nFinancials\n\nAssist in development of annual budget and work within the approved budget. Seek District Manager approval for any unbudgeted expenses. Complete monthly variance reports and actively contribute to reforecasts as required.\n\nCollect rents and handle delinquent accounts in a timely and efficient manner.\n\nMaintain clean resident and subsidy ledgers.\n\nMake bank deposits daily and/or as required.\n\nProcess all accounts payable timely and in accordance with budget and Conifer procedures.\n\nEmergency on-call duties as required or assigned.\n\nPhysical attendance at assigned work location during scheduled hours is essential.\n\nMay be required to assist at other Conifer locations as needed.\n\nOther job-related duties, projects as assigned.\n\nExperience\n\nMinimum 1-3 + years prior site management or apartment management housing experience, preferably in affordable housing.\n\nCompliance experience or knowledge (LIHTC, HUD-Sec. 8, RD, others) strongly preferred.\n\nMinimum 1+ years team supervision experience including training and performance management skills.\n\nDemonstrated prior customer service or sales experience a plus.\n\nStrong MSOffice skills (Word, Excel, PowerPoint, Outlook) for effective communications.\n\nYardi Voyager experience desired or other accounting or housing software programs a plus.\n\nDemonstrated experience in solving resident, personnel, vendor and financial problems.\n\nAccounting experience with budgeting, accounts receivable & payables, variance analysis strongly preferred.\n\nReliable transportation and valid drivers’ license needed.\n\nFlexibility to travel for training, meetings, conferences, as scheduled.\n\nEducation\n\nMinimum High School degree/GED equivalent required.\n\nAssociate's degree in business or some college desired; Bachelors’ degree a plus.\n\nCertifications Preferred or willing to obtain:\n\nCertified Occupancy Specialist (COS)\n\nTax Credit Specialist (TCS)\n\nLIHTC (Low Income Housing Tax Credit)\n\nS.T.A.R.
