Position Overview We are seeking an experienced and highly motivated
Superintendent
to lead field operations for a 7-story, 77-unit multifamily project. The Superintendent will be responsible for overseeing all on-site construction activities, ensuring the project is delivered safely, on schedule, within budget, and to quality standards.
This role requires strong leadership, deep knowledge of mid-rise multifamily construction, and the ability to manage subcontractors, schedules, inspections, and site logistics in a fast-paced environment.
Key Responsibilities Field Leadership & Supervision
Serve as the on-site leader and primary point of contact for all field operations.
Supervise and coordinate subcontractors, suppliers, inspectors, and field staff.
Establish clear expectations for trade partners regarding schedule, quality, and safety.
Enforce jobsite standards for professionalism, safety, cleanliness, and organization.
Conduct daily site walks to monitor progress, workmanship, and compliance.
Project Execution
Oversee construction from ground-up through final turnover.
Manage structural work including concrete foundations and podium (if applicable), wood or steel framing, building envelope systems, roofing, and exterior finishes.
Coordinate installation of MEP systems including plumbing, HVAC, fire protection, electrical, and life-safety systems.
Manage interior build-out of 77 units, corridors, amenities, and common areas.
Oversee site work including utilities, hardscape, landscaping, and parking areas.
Schedule Management
Develop and maintain a detailed master schedule in collaboration with the Project Manager.
Create and enforce 3-week look-ahead schedules.
Conduct weekly subcontractor coordination meetings.
Identify and proactively resolve schedule risks and delays.
Track milestone completion and adjust sequencing as necessary to maintain critical path.
Quality Control
Maintain strict quality control standards across all phases of construction.
Conduct pre-installation meetings to ensure alignment on specifications and expectations.
Review plans and specifications to ensure compliance with design intent.
Perform ongoing inspections of structural, envelope, and finish work.
Manage punch lists and ensure timely correction of deficiencies.
Oversee unit-by-unit quality inspections prior to turnover.
Safety & Compliance
Enforce LENA Construction’s safety program and OSHA regulations.
Conduct daily safety briefings and weekly toolbox talks.
Maintain a clean, organized, and hazard-free jobsite.
Coordinate inspections with local municipalities and third-party agencies.
Ensure compliance with building codes, ADA requirements, fire/life safety standards, and environmental regulations.
Budget & Cost Control
Monitor labor productivity and subcontractor performance.
Identify potential cost impacts early and communicate with the Project Manager.
Assist with change order pricing and documentation.
Review subcontractor billing for accuracy and percent complete.
Minimize rework and maintain material control.
Communication & Reporting
Provide detailed daily reports including manpower, weather, progress updates, delays, and issues.
Maintain thorough photo documentation.
Coordinate with ownership, architects, engineers, and consultants.
Participate in OAC (Owner-Architect-Contractor) meetings.
Escalate critical issues promptly and propose solutions.
Close-Out & Turnover
Manage final inspections and Certificate of Occupancy process.
Coordinate final cleaning, commissioning, and preparation for occupancy.
Ensure completion of as-built documentation and warranty packages.
Lead final punch list completion and subcontractor close-out.
Support phased occupancy if applicable.
Qualifications
7+ years of experience as a Superintendent or Senior Foreman.
Proven experience on 5+ story multifamily or mixed-use projects.
Strong understanding of mid-rise construction (Type III/Type V preferred).
Ability to read and interpret construction drawings and specifications.
Strong working knowledge of building codes and inspection processes.
OSHA 30 certification.
Proficiency in construction management and scheduling software.
