Position Summary
The Senior Mechanical Estimator is responsible for preparing accurate, competitive, and complete cost estimates for commercial and light industrial mechanical construction projects throughout the Dallas–Fort Worth market. This role requires advanced knowledge of HVAC systems (w/plumbing or electrical a plus), controls coordination, labor productivity, and local market pricing. The estimator will lead complex bids, support preconstruction efforts, and collaborate with project management, engineering, and operations to ensure successful project execution.
Key Responsibilities
Estimating & Preconstruction
Prepare detailed conceptual, schematic, design-development, and GMP estimates for commercial HVAC and mechanical systems
Perform complete takeoffs for ductwork, piping, equipment, insulation, controls, and accessories
Analyze construction documents, specifications, addenda, and RFIs for scope clarity and risk identification
Develop labor hours using historical data, crew compositions, and Dallas-area productivity factors
Solicit, review, and level subcontractor and vendor pricing (equipment, controls, specialty systems)
Prepare bid summaries, value engineering options, and alternates
Identify constructability issues and participate in pre-bid meetings and design reviews
Pricing & Market Knowledge
Maintain current knowledge of Dallas–Fort Worth labor rates, material pricing, and vendor market conditions
Apply escalation, lead-time considerations, and supply-chain risk to pricing strategy
Support buy-out strategy and transition of awarded projects to project management
Collaboration & Leadership
Coordinate with project managers, engineers, BIM/VDC teams, and field leadership
Mentor junior estimators and assist with standardized estimating practices
Support negotiations with general contractors and owners when required
Required Experience & Qualifications Experience
7–10 years of mechanical estimating experience
in commercial HVAC construction
Proven experience estimating projects ranging from
$1M to $30M+
mechanical value
Strong familiarity with
DFW commercial construction methods and pricing
Technical Expertise
HVAC systems:
DX split systems, VRF, VAV, RTUs
Chilled water and hot water systems
Boilers, pumps, cooling towers
Make-up air units and exhaust systems
Solid understanding of duct fabrication, piping systems, equipment setting, and controls integration
Working knowledge of local codes (IMC, IECC, ASHRAE standards commonly enforced in North Texas)
Software & Tools
Advanced takeoff skills using
Bluebeam, On-Screen Takeoff, or comparable tools
Strong Microsoft Excel and Office skills
Preferred Qualifications
Engineering or construction management background
Familiarity with BIM coordination and clash-avoidance concepts
Prior field or project management experience
Compensation & Benefits (Dallas Market Range)
Base Salary:
$90,000 – $115,000 (commensurate with experience)
