ESSENTIAL DUTIES AND RESPONSIBILITIES:
The following duties are essential to this role: Greet all guests in a standing upright position as they enter the community maintaining the highest quality of customer service. Ensure that all vacant units are locked/unlocked as needed and that surrounding areas remain in “model” condition. Show units to prospects and follow up on daily traffic. Prepare and manage lease documents and lease signing. Have prospects complete applications, secure deposits, and ensure compliance with Fair Housing and company procedures. Process applications (credit check, background check, rental history) and submit to Property Manager for approval; follow up with applicants on status. Ensure apartments are ready for resident move‑in on agreed dates. Follow‑up on prospects that did not close, attempt to close sales again, and if unable, refer them to sister communities. Maintain thorough product knowledge of the property, sister properties and competitors. Assist with renewal program, including sending renewal letters and preparing renewals. Open the leasing office daily, maintain cleanliness, prepare refreshments, manage voicemail and overnight service. Utilize proper phone etiquette for all incoming and outgoing phone calls to residents. Report violations of rules and regulations, damage, theft, and found items to supervisors. Observe and report fire alarm system incidents; call police or fire departments in emergencies. Close out work orders daily, weekly, monthly and follow up with residents to confirm completion. Coordinate with office administrative staff to maintain and update resident information in the database. Assist in developing and implementing marketing strategies to increase property traffic and internet leads. Post and update social media advertisements for maximum property visibility. Assist with property and resident events. Job Requirements
High School Diploma with two years of leasing experience. Ability to communicate in English. Excellent leasing and closing skills; organized and computer‑savvy. Proficiency with telephone, personal computer/keyboard, Microsoft Office (Word, Outlook) and community software. Ability to understand and explain lease documents. Ability to sell the property’s products and services to prospects. Flexible schedule including evenings and weekends. Compliance with company handbook expectations. Physical Demands
Some lifting (typically ≤ 25 lbs). Climb up to four flights of stairs to access units. Walk several acres to tour the community. Stand for long periods. Sit at a desk for long periods.
