Asset Management Associate | Position Summary The
Asset Management Associate
supports Hawthorne’s Asset Management team through financial analysis, reporting, and process coordination for Hawthorne’s owned multifamily portfolio. This role is focused on supporting lender inspections, tracking renovation and capital improvement activity, assisting with budget and forecast analysis, and monitoring key financial and operational performance metrics.
Role Responsibilities Duties include, but are not limited to, the following:
Support the Asset Management team with analysis of asset-level business plans, budgets, forecasts, lease activity, and renewals.
Prepare, maintain, and distribute recurring financial and operational reports to support asset and portfolio performance monitoring.
Assist with monthly, quarterly, and annual financial analysis, including variance analysis and trend identification.
Track renovation programs and capital improvement spending, ensuring accuracy, completeness, alignment with approved budgets, and visibility into return on investment.
Coordinate lender inspection processes, including documentation, scheduling, data collection, and submission in accordance with lender requirements.
Compile and analyze key operational and financial metrics (occupancy, rent growth, expenses, NOI, etc.) and flag variances, risks, or trends for review.
Support pre-acquisition and post-acquisition activities by assisting with due diligence materials, underwriting support, and performance tracking.
Develop, maintain, and enhance Excel-based financial models, dashboards, and reporting tools.
Generate ad hoc analysis and reports as requested by the Asset Management team.
Ensure data integrity, version control, and consistency across departmental reporting, models, and tracking tools.
Periodically visit properties to support lender inspections, renovation verification, or operational reviews, as directed.
Skills, Knowledge, and Personal Characteristics
Strong attention to detail with a high degree of accuracy and process discipline.
Ability to manage multiple reporting, tracking, and administrative workflows simultaneously while meeting deadlines.
Comfortable analyzing large data sets, financial models, and operational metrics and summarizing key observations.
Ability to follow established processes while identifying inefficiencies or opportunities for incremental improvement.
Clear written and verbal communication skills, including the ability to appropriately escalations issues and questions.
Strong organizational skills with the ability to prioritize tasks in a fast-paced environment.
Education and Experience
Bachelor’s degree in Real Estate, Finance, Business, or a related field.
Up to 2 years of experience in financial analysis, asset management, real estate, consulting, or a related analytical role; relevant internships and academic experience will be considered.
Strong quantitative, analytical, and organizational skills with the ability to interpret financial and operational data.
Advanced proficiency in Microsoft Excel required; experience with financial modeling and Excel-based reporting tools preferred.
Exposure to budgeting, forecasting, variance analysis, or capital expenditure tracking through academic or professional experience.
Experience working with large data sets and summarizing insights through reports or dashboards.
Familiarity with multifamily performance metrics such as NOI, occupancy, rent growth, operating expenses, and capital expenditures is a plus.
Exposure to renovation, value-add, or capital improvement programs is preferred but not required.
Additional Requirements Hours of Work: Generally, 8:30am to 5:30pm Monday through Friday. Schedule may vary. Extended hours may be required during peak periods to meet business needs.
Travel: Periodic travel may be required for property visits, renovation verification, or competitive analysis.
Transportation: Must possess a valid driver’s license and have access to reliable transportation to perform job-related duties.
