Position Overview The Purchasing Director is responsible for contracting all trade partners for each phase of construction applicable to their market to ensure Core Spaces can complete and manage all day-to-day purchasing operations in accordance with the divisional and overall company goals. This role will work with divisional leadership and the Purchasing team as a resource. Additional responsibilities include strategic forecasting, contract negotiation, release scheduling of inbound raw materials and components, and establishing guidelines for adequate stock levels to be upheld.
What You Will Do
Establish and monitor base house costs for respective markets/projects
Ensure all vendor contracts and insurance documents are compliant
Lead all change order pricing and documentation efforts to completion within 7 business days
Recruit and train talented purchasing professionals
Recruit and hire quality trades and vendors
Ensure completive bidding is occurring consistently by trade category
Manage all rebate submittals to the corporate purchasing team on a quarterly basis
Conduct field audits to ensure product scopes and specifications are being adhered to
Provide monthly base house cost reports while ensuring system data is kept up to date
Provide ongoing support to the construction team for all purchasing functions
Ensure the accurate and timely preparation of all estimates and start packages
Monitor variance information and strategize with the department managers to identify and correct recurring or preventable problems
Assist in developing policies related to Cost Control/Reduction alongside the Director of Construction
Identify and implement cost-saving techniques, materials, and procedures
Assist in determining accurate standard specifications and scopes of work for each trade category
Develop relationships with subcontractors committed to reducing costs and increasing service
Eliminate office-related variances through ongoing communication with field personnel
Continually increase department efficiency and productivity
Assist the Vice President of Regional Operations with an evaluation of fixed overhead structures, and implementation of the most cost-effective and efficient systems from city to city within a region
Assist with all other special projects and tasks as directed by the Vice President of Regional Operations
Must be able to complete all physical requirements of this role with or without a reasonable accommodation
Occasional travel may be necessary as needed

Ideally, You'll Have
Bachelors degree in Business, Finance, Accounting, Construction Management, Supply Chain Management, or related field preferred; OR equivalent combination of education and experience is required.
Must have at least five (5) years in estimating, negotiating, and bidding on residential construction projects or related experience, including three (3) years of management experience.
Proficiency in construction-related software applications such as Brix and BuildPro
Full cycle purchasing management for projects ranging from 300+ homes per project.
Proven ability to prioritize multiple projects and meet deadlines; often with frequent interruptions and changing circumstances in a high-volume, fast-paced work environment
Proven ability to recruit and train a highly effective purchasing department
Strong communication (both written and verbal) and presentation skills
