
EMG is looking for qualified individuals to be a part of our growing team as a Multi-Site Property Manager for beautiful market rate townhomes in the Ogden area.
This role prefers least 2 years of experience in property management. Pay is dependent on experience.
The qualified candidate should have great customer service skills, a background in property management, the ability to oversee multiple properties & staff. You must be able to read, understand and enforce legal contracts, develop and implement all day to day functions of the property including: capital projects, marketing, leasing and resident relations. The multisite manager oversees multiple properties and must be able to multi-task and stay organized.
Responsibilities
Organized leadership and direction of all on-site staff.
Demonstrating exemplary communication, professionalism, confidentiality, leading by example while providing exceptional customer service.
Adheres to and assists in enforcing Fair Housing guidelines.
Communicates, informs, and reports to Supervisor.
Touring and leasing to prospects within rents approved by Supervisor.
Completing background checks and qualifying or denying prospects. Delivering adverse action letters to denied or conditionally approved applicants.
Attracting residents by advertising vacancies, obtaining referrals from current residents, explaining advantages of location and services, and showing units.
Signing and explaining contracts with residents.
Accomplishes financial objectives by collecting and depositing rents and security deposits, staying within budgeted forecast, preparing an annual budget, scheduling expenditures, analyzing variances, and initiating corrective action.
Keeping Yardi or AppFolio up to date daily.
Creating and ensuring PO’s (purchase orders) are entered into Yardi or AppFolio. Oversight and training of Maintenance Supervisor to ensure that this is completed as well.
Maintains property by investigating and resolving resident complaints, enforcing lease, inspecting units, and completing repairs, planning renovations, and contracting repairs.
Oversee general building maintenance, landscaping, and scheduling of fire protection services.
Scheduling and supervising contractor repairs and cleaning.
Responds timely to emergencies during and after hours. All Property Managers are required to be on call 24-hrs for emergencies.
Prepares timely reports by collecting, analyzing, and summarizing data and trends.
Completing required education such as, but not limited to Grace Hill, legal seminars, attending monthly meeting, and all other webinars, etc.
Completing and submitting timely reports as requested.
Following up on employee tasks.
Walking the property while monitoring and ensuring curb appeal.
All EMG employees are required to pick up garbage on the community and/or report to maintenance/grounds staff if they are unable, based on current tasks and availability.
Managing delinquency per EMG policy.
All other duties assigned by Superiors.
Qualifications This role prefers at least 2 years of experience in property management. The individual must have a professional appearance and great communication skills.
