Job Title: Real Estate Investment & Development Associate (or could be Sr. Associate)
Location: Boca Raton, FL (On-Site, not hybrid / remote)
Salary: $130k - $180k depending on level of experience. Plus bonus 15-20%
Position Overview A vertically integrated real estate investment platform focused on multifamily development is seeking a highly analytical professional to support new investments and active projects. This role provides hands-on exposure to the entire deal cycle—from initial opportunity screening and financial structuring through construction, stabilization, and ongoing asset performance monitoring. The position offers significant interaction with senior decision-makers across investments, development, capital markets, portfolio management, accounting, and legal. Core Responsibilities Investment Analysis & Financial Structuring Construct and refine comprehensive underwriting models for ground-up developments and acquisitions. Prepare detailed cash flow projections covering acquisition, construction, lease-up, operations, and exit scenarios. Analyze layered capital stacks including senior debt, mezzanine financing, preferred equity, and joint venture structures. Run downside and upside case modeling to evaluate risk exposure and return sensitivity. Calculate performance benchmarks such as internal rate of return, equity multiples, yield metrics, and stabilized operating income. Model partnership economics and distribution waterfalls for various investor structures. Market Intelligence & Research Conduct localized and regional market evaluations to validate rent growth, demand drivers, and supply trends. Review comparable properties and transactions to support underwriting assumptions. Analyze demographic shifts, absorption trends, pipeline activity, and financing conditions. Engage third-party advisors (brokers, consultants, research firms) to corroborate projections and assumptions. Transaction Support & Pre-Development Coordination Assist in feasibility assessments including zoning review, entitlement considerations, and regulatory requirements. Support diligence coordination among legal counsel, engineering teams, lenders, brokers, and municipal contacts. Maintain organized deal files, investment summaries, and underwriting documentation. Portfolio Analytics & Reporting Prepare materials for internal investment approvals and executive presentations. Contribute to investor communications and capital raise materials. Partner with asset management and finance teams to analyze quarterly performance, budget variances, and valuation updates. Support portfolio-level reporting and performance tracking initiatives. Recommend and implement enhancements to financial modeling and reporting processes. Strategic & Cross-Functional Projects Perform analytical work related to capital formation initiatives, portfolio optimization, and operational improvements. Present findings and insights to leadership regarding performance metrics, development timelines, and financial forecasts. Qualifications Bachelor’s degree in Finance, Real Estate, Economics, Accounting, Engineering, Business, or similar discipline. 3–5 years of experience in real estate investments, acquisitions, development, private equity, capital markets, or a related analytical field (multifamily experience strongly preferred). Advanced proficiency in Excel, including development of complex financial models and investor waterfall structures. Solid understanding of real estate finance, construction budgeting, operating performance analysis, and valuation methodologies. Strong analytical mindset with exceptional attention to detail. Ability to prioritize multiple assignments in an entrepreneurial, deadline-driven setting. Effective communicator with the confidence to interact with and present to senior stakeholders. Self-starter mentality with strong accountability and ownership over deliverables.
