We are seeking a well-rounded and detail-oriented Commercial Construction Estimator to support the successful delivery of multiple large-scale developments in Marion County, including two active developments, One Top of the World and Calesa (OTOW). This will also include working on a third extensive development to the West of OTOW. This role plays a vital part in estimating and budgeting for a diverse range of construction activities, including community amenity buildings, commercial offices, residential homes, and large-scale infrastructure and sitework.

As the in-house estimator for the development team, you will be responsible for producing accurate cost estimates from conceptual through final design. You'll work closely with internal stakeholders, design consultants, engineers, and subcontractors to ensure competitive pricing across all project scopes, with a strong emphasis on value, quality, and constructability.

Prepare and maintain cost estimates and budgets for:

Community amenities (clubhouses, pools, fitness centers, gathering spaces) Commercial buildings (office space, retail pads, support facilities) Customer homes (spec and custom builds within the development) Site infrastructure (earthwork, roads, stormwater, utilities, monument signs, street lighting)

Conduct detailed quantity takeoffs based on construction drawings, design concepts, and specifications. Solicit bids from subcontractors and suppliers; perform scope reviews and bid leveling. Provide cost input during design development, value engineering, and project phasing. Support permitting and entitlement efforts with cost data tied to scope requirements. Collaborate with civil engineers, architects, interior designers, and project managers to align designs with budget goals. Track material and labor cost trends across the Central Florida region. Support construction transitions with detailed bid summaries and cost breakdowns. Contribute to cash flow planning and overall financial forecasting for the development. Qualifications (Education, Experience, Technical Skills)

Education:

A bachelor's degree in Construction Management is preferred but not required Experience:

5+ years of estimating experience across a mix of commercial, residential, and/or site development projects. Preferred Experience:

Experience with estimating spec or custom home construction Prior work on master-planned communities or mixed-use developments Familiarity with Marion County permitting, zoning, and utility coordination Exposure to both vertical and horizontal construction scopes within a single project Skills and Knowledge:

Must be able to read, write, and understand English with strong written and verbal business communication and presentation skills Affective at basic Math functions to quantify different products that calculate LF, SF. Area calcs, Volume calcs, Etc. Bilingual (Spanish) preferred but not required Well organized, ability to multitask, and efficient Strong proficiency with estimating tools ( Bluebeam, PlanSwift, Excel , or similar platforms) Ability to read and interpret

civil, architectural, structural, and MEP
