
Maintenance Director
The Maintenance Director is responsible for overseeing and ensuring the optimal functioning of the facilities infrastructure, equipment, and grounds. This position plays a crucial role in ensuring the safety, comfort, and well-being of our residents by maintaining a well-kept operational environment.
In addition to all components of the above position summary the following "Essential Duties and Responsibilities" are essential to successful performance in this position:
- Plan and execute regular maintenance tasks, including plumbing, electrical, HVAC carpentry, and general repairs to ensure the facility's optimal functionality.
- Develop and implement a preventative maintenance program to extend the lifespan of equipment and systems.
- Develop and manage the maintenance departments' annual budget, overseeing procurement and ensuring cost-effective operations.
- Conduct regular inspections of the facility to identify potential maintenance needs, safety concerns, and code compliance issues.
- Develop and implement emergency response protocols for facility issues; be available for emergency maintenance needs.
- Oversee the upkeep of the facility's exterior, including landscaping, parking areas, and walkways.
- Manage the facility's inventory of maintenance supplies and equipment, ensuring adequate stock levels.
- Respond promptly to maintenance requested and emergencies, addressing issues in a timely and effective manner.
- Maintain accurate records of maintenance activities, including work orders, repairs, and expenditures.
- Oversee external contractors and vendors specialized for maintenance projects.
- Collaborate with other departments to ensure a seamless and well-coordinated environment for residents and staff.
- Strive to create a safe, comfortable, and aesthetically pleasing environment for residents and staff.
- Supervise and lead a team of maintenance staff, including hiring, training, scheduling, and performance evaluations.
The incumbent in this position will have direct reports.
Education/Experience/Credentials:
- At least 18 years of age.
- Required Health Screening, TB Clearance, and Criminal Record Clearance.
- Any special licenses, certifications, and certificates (First Aid/ CPR Certified)
- Special skills needed to meet client needs [California Code of Regulations Sections: 85065(f)/87411(g)]
- High school diploma or equivalent; trade school or vocational training in maintenance- related fields is preferred.
- Proven experience in maintenance and facility management with a minimum of 3-5 years in a supervisory role.
- Strong knowledge of plumbing, electrical, HVAC, carpentry, and general maintenance practices,
- Familiarity with building codes, safety regulations, and compliance requirements.
- Proficiency in using maintenance management software and tools.
- Flexibility to handle on-call duties and respond to emergencies outside of regular business hours.
Knowledge, Skills, and Abilities:
- Strong attention to detail and ability to prioritize tasks and manage time effectively.
- Good communication skills and the ability to interact professionally with residents, families, staff, and contractors.
- Physical stamina and ability to perform tasks that may require bending, lifting, carrying, and working in various weather conditions.
- Basic computer skills for documentation and communication purposes.
- Willingness to undergo background checks and comply with health screening requirements.
